Window cleaning in Marrakech

Windows, patio doors, shopfronts and offices. Pure deionised water, with frames, runners and reachable roller shutters included in the published price. Up to 5 metres from the ground, and no higher.

In short

Professional window cleaning in Marrakech is done with pure deionised water, with no product and no wiping: the water dries without leaving a mark because it no longer carries a single mineral salt. A standard patio door takes 15 to 20 minutes, frames and runners included. EPUREVA charges 75 MAD incl. VAT per window up to 2 m² and 150 MAD incl. VAT per patio door up to 4 m², with a 400 MAD minimum call-out charge. Between 3 and 5 metres, using a pole from the ground, a 25% supplement applies; above 5 metres, we do not take the job.

What the service covers

We clean glass on both sides wherever both can be reached, and everything around it. A clean pane in a filthy frame is dirty again within a week: that is why the frame is not an optional extra here.

  • windows, French doors and transoms — a window is counted as the whole frame, even when it holds two glazed parts
  • patio doors, including the large sliding door that opens onto the terrace
  • aluminium, PVC or timber frames, uprights, rails, seals and glazing beads
  • runners and tracks, dusted out and then washed — that is where the sand collects
  • reachable roller shutters: with or without a shutter the price is the same, and nothing is taken apart
  • shop windows, entrance lobbies and the glass inside the shop
  • offices: the inside face of the glazing, glass partitions included

Each specific case has its own page: high-level glass, patio doors, frames and joinery, electric shutters and blinds, shopfronts and glass cleaning after building work.

Why pure water, and why no product

Marrakech mains water is hard. Dried on a pane, it leaves behind the limescale it was carrying: those are the white marks everybody knows, and the reason people wipe — which means going back over the glass with a cloth that redeposits fibres.

Pure deionised water is filtered through ion-exchange resin down to a conductivity close to zero. It has nothing left to deposit. You brush, you rinse, you let it dry. No wiping, no product, therefore no greasy film to hold dust the following week.

Three practical consequences:

  • the result lasts longer, because no surfactant is left on the glass
  • a pane sitting between 3 and 5 metres up is washed with a pole, feet on the ground, without climbing
  • no product runs down a wall, a terrace or a planted bed

The short version for a private owner is published here: streak-free windows.

The window-cleaning kit, named

  • Carbon water-fed pole, with brush and integrated feed: worked from the ground, for glass between 3 and 5 metres, with no scaffolding and no cherry picker.
  • Resin filtration unit to produce pure water on site, with a conductivity check before we start.
  • Squeegees with regularly changed rubbers for traditional wet work: a nicked rubber leaves a thread of water on every pass.
  • Scrapers with fresh blades for plaster, paint and silicone splashes after building work.
  • Certified products for the rare cases where a frame or a seal needs an additional treatment: the rest of the work is done with water alone, no detergent.

We bring the equipment and the products; what we need on site is water, electricity and access to the glass. This kit has a limit, and it is written in black and white: 5 metres, from the ground.

EPUREVA has neither a cherry picker nor ropes, and does not hire access equipment in order to pretend otherwise. Work at height is covered by our professional liability insurance. The rest of our kit is described on our equipment.

Our process in five steps

  1. Estimate: the number of windows and patio doors, or the areas in m² for a shop or an office, the height of the glass, any bars, the state of the glass. The summary goes out on WhatsApp, followed by 3 to 5 photos: general views, close-ups of the marks, access.
  2. Price confirmed after photos or a visit. The figure shown is an estimate; no supplement is committed without your agreement.
  3. Protection of floors, thresholds and joinery, and a marked-out zone at ground level whenever we work with the pole.
  4. Washing: runners dusted out, residue scraped off where needed, brushing, then a pure-water rinse.
  5. Joint visual inspection, opening by opening, and a signed checklist. A pane redone is a pane redone the same day, not the following week.

Our technical limit: 5 metres, from the ground

A double-height transom or an upstairs patio door seen from the garden is not cleaned standing on a chair. Our access method is a single one, and that is a deliberate choice: the water-fed pole, held from the ground. Three situations, three answers:

  • up to 3 metres, reachable from the ground: base price, no supplement
  • between 3 and 5 metres, by pole from the ground: +25% on the base price, feasibility confirmed on your photos — the supplement does not guarantee that the job can be done
  • above 5 metres, or wherever a cherry picker, ropes or dangerous access would be needed: we do not do it, because we have neither a cherry picker nor ropes

Height unknown? One photo settles it; if a supplement is needed, you are told before the date. Bars over the windows follow the same logic: if they leave the glass reachable, +20% for working around them; if they stop us reaching it, the surfaces have to be made accessible before we come.

A contractor who says yes to everything, immediately, over the phone, is exactly the one whose Google reviews describe the appointment that was never kept. We would rather lose the quotation than lose the job once we are on site. The detail is on washing high-level glazing.

The chergui, and why regular cleaning avoids supplements

In Marrakech the question is not whether the windows will get dirty again, but how quickly. The chergui, the hot sand-laden wind that blows mainly from July to September, covers a patio door with a fine film within a few days. On a shop window in Guéliz, the effect is visible before the end of the week.

Two practical consequences:

  • a one-off clean in the middle of the chergui season is catching up, not maintenance: plan it knowing that
  • a fresh deposit rinses off whereas an old one has to be scraped, and the estimate reflects it: very dirty glass takes +20%, encrusted limescale +40%

Let us be clear about what frequency changes: every visit is priced per unit, the fourth of the year at the same price as the first. What regular cleaning spares you is the supplements, and glass that limescale ends up etching. How sand works on glazing is set out in our article on patio doors and the wind.

Glass after building work

This is a trade of its own. After a building job, a pane carries splashed plaster, spots of paint, silicone, adhesive residue and sometimes a protective film left too long in the sun. An ordinary wash removes none of it; a badly executed scrape scratches the glass permanently.

The protocol: soak generously, fresh blade held at a constant angle, never dry, never worked back and forth, then a full rinse. Frames and runners are treated straight afterwards, because that is where cutting dust concentrates.

Ordered on its own, this is priced as window cleaning with the paint, adhesive, cement or encrusted limescale supplement of +40% — and a written caveat: depending on the surface, some marks may remain. As part of post-construction cleaning, reachable windows are already included: one visit, one team. Detail on glass after building work.

Lead times and organisation

  • a standard patio door, both faces, frames and runners included: 15 to 20 minutes
  • a 300 m² villa with a dozen glazed bays: one day with two operatives
  • a shop window: a short visit, scheduled before opening or after closing
  • glass between 3 and 5 metres: feasibility and the time needed are confirmed on photos, before the date is set

The date can be any day from the day after your request, and is confirmed with our team. We work across Marrakech: Guéliz, Sidi Ghanem, Hivernage, the Palmeraie, Targa, Annakhil, Amelkis and the route de l'Ourika. The other areas are on the districts we serve.

What is not included

  • replacing a pane, a seal or a shutter mechanism: we clean glass, we do not glaze
  • taking anything apart: shutters, opening lights and trims stay where they are
  • descaling glass that years of deposit have already etched — etched glass cannot be rescued, it has to be replaced, and we say so before the intervention rather than after
  • any glass above 5 metres, and any job that would need a cherry picker, ropes or dangerous access
  • the outside face of office glazing: for offices, only the inside face is offered
  • bars that stop us reaching the glass, until they have been made accessible
  • cleaning fabric blinds indoors, which belongs to upholstery cleaning

Very large panes, above 2 m² for a window or 4 m² for a patio door, are not excluded: the price starts from the standard sizes and the top-up is checked on photos.

The full grid is on window cleaning prices and on the prices page. To have your glass priced, go through request a quotation — the number of windows and patio doors, with a few photos, is enough. Our completed jobs can be seen in finished jobs.

Frequently asked questions

How much does window cleaning cost in Marrakech?

75 MAD incl. VAT per window up to 2 m², whole frame and both sides where they can be reached, and 150 MAD incl. VAT per patio door up to 4 m². A 400 MAD minimum call-out charge applies: below that, a top-up is added.

For shops, shop windows are 25 MAD per m² with both sides included and a 1,000 MAD minimum; for offices, 15 MAD per m² on the inside, 500 MAD minimum. These prices are estimates, confirmed after photos or a visit.

Are frames and runners included or charged extra?

Included. Frames, runners, tracks and reachable roller shutters are part of the service at no extra cost: with or without a shutter the price is the same, and nothing is taken apart. It is a deliberate choice: clean glass in a runner full of sand is dirty again within days, and charging for the frame separately amounts to selling a job that is half done.

How high can you work?

Up to 5 metres, always from the ground. Up to 3 metres it is the base price; between 3 and 5 metres we work with a water-fed pole and a 25% supplement, once your photos show that the pole can do it safely.

Above 5 metres we do not take the job: we have neither a cherry picker nor ropes. We say so before the estimate, not once the team is on site.

Why do my windows have marks after being cleaned?

Almost always for three reasons: hard water dried on the glass, a detergent poorly rinsed off that leaves a greasy film, or wiping with a cloth that redeposits fibres. Cleaning with pure deionised water removes all three: the water carries no mineral salt, there is no product, and the pane dries without being wiped.

How often should windows be cleaned in Marrakech?

It depends on exposure. During the chergui, between July and September, an exposed glazed bay hazes over within days. A regular visit costs no less per unit, but it stops the deposit from settling in: very dirty glass takes a 20% supplement and encrusted limescale 40%, because a fresh deposit rinses off whereas an old deposit has to be scraped.

Do you remove paint and cement from glass after building work?

Yes, with the 40% supplement set for paint, adhesive, cement or encrusted limescale. The glass is soaked generously, then residue is lifted with a fresh-bladed scraper held at a constant angle and never used dry: scraping dry or back and forth scratches the glass permanently. Depending on the surface, some marks may remain, and we say so before we start.

Are you insured if something is broken during the work?

Yes. EPUREVA carries professional liability insurance, and both the price and the date are confirmed before the work. That is a normal requirement for a managing agent, a developer or an asset manager, and it is precisely what most of the informal offers on this market cannot produce.

Do you work outside opening hours for a shop?

Yes. Shop windows and entrance lobbies are treated before opening or after closing, in a slot set when the job is confirmed. The slot is confirmed in writing the day before each visit, with the name of the person attending.

Can a pane stained for years be made clear again?

Not always. Glass exposed for a long time to cement splashes, limescale run-off or an acid product can be etched deep down: the deposit is then part of the glass and no amount of cleaning will remove it. We establish that from photos or at the visit and say so before the intervention, not after.
