Cleaning in Annakhil, Marrakech

Here it is neither the street nor a building site that dirties the house. It is the garden. Unless things are done in the right order, half the work is lost the next day.

Family houses lived in all year, renovated bit by bit

Annakhil — an-nakhil, the palm trees — carries its character in its name. North of Marrakech, between the Casablanca road, the Fès road and the entrance to the Palmeraie, it is an area of detached villas on generous tree-lined plots, with quiet tarmac roads, continuous boundary walls, and rows of palms and olive trees.

The underlying difference from the golf estates of the south-east comes down to one word: these houses are lived in. Mostly by resident families, all year round. A private pool is common, with a planted and irrigated garden, outbuildings, a garage. At the margins, a few upmarket gated residences and recent semi-detached villas.

The stock is also older than in the recent villa areas: many houses were built between the 1990s and 2010, and are now being renovated or extended — and that work is done with the family still living there, one kitchen, one floor, one room at a time.

Underfoot, the Annakhil villa is more "family home" than "architect's villa":

  • marble in the living room and on the stairs
  • tiling in kitchens and service rooms
  • terrace around the pool and on the roofs, often the largest surface of the property
  • timber flooring in renovated bedrooms
  • zellige here and there, as a courtyard dado or around a fountain — decorative, not a floor people walk on

Tadelakt is much rarer here than in the architect-designed villas of the south-east: a useful fact, because it avoids planning a precaution that has no reason to be there.

The house is dirtied by its own garden

Here is what we see in an Annakhil villa, and it is nothing anecdotal: the source of the dirt is inside the property.

Dry palm fronds and leaves falling all year. Pollen in spring. Sand from the gravel paths, carried in on the soles of shoes. Soil and chlorine brought by the pool onto the hot paving. Insects drawn by the evening watering. Limescale sprayed by the sprinklers onto the low windows.

The result is a cycle, not an event:

  1. The terrace takes the plant debris and the sand.
  2. The patio doors take the watering and the spray from the terrace.
  3. The living room takes whatever the patio doors let through and whatever shoes bring in.
  4. Upholstery — sofa, mattress, rug — captures the fines circulating in the warm air.

Hence the order we apply here, which is not negotiable: terrace, then glass, then indoors. Doing it the other way round — living room first, terrace afterwards — means washing a floor that will take the dust of the outdoor sweeping two hours later. It is the most common mistake, it costs half the work, and it is invisible on a badly drawn-up quotation.

Two practical consequences:

  • What we ask of you beforehand: clear the garden furniture, switch off the automatic sprinklers on the day, and tell us about any pets. Three minutes of preparation, an hour saved.
  • What we do not do: look after the garden itself, or the pool. We do not prune, and we do not collect fronds from high up. We clean what the garden dirties, not the garden.

Terrace, glass and family upholstery

The three services that shape a job in Annakhil, in the order in which they are carried out:

  1. Standard villa housekeeping, by the day. 1,200 MAD per day, one person included, 250 MAD per extra person per day: with two people, the day comes to 1,450 MAD. It covers reachable dusting, vacuuming and mopping, the kitchen, the bathrooms and light terrace upkeep — sweeping up fronds and sand, not stripping the paving. See villa housekeeping.
  2. Windows. A window counts as the whole frame, 75 MAD up to 2 m²; a patio door 150 MAD up to 4 m²; 400 MAD minimum call-out charge, reachable frames, tracks and roller shutters included. Sprinkler limescale, when it is encrusted, adds 40% on the base; glass that is simply very dirty, 20%. The local constraint is the vegetation: bougainvillea, olive trees and pergolas sometimes stop anyone getting near an opening — the subject is covered on window cleaning in Annakhil and on sliding patio doors.
  3. Upholstery. A house lived in all year wears its furniture: mattresses 300 MAD single and 400 MAD double, L-shaped sofa from 550 to 600 MAD, U-shaped sofa from 650 to 750 MAD, rugs 30 MAD/m², 400 MAD textile minimum. Stains and smells from children or pets do not trigger an automatic surcharge, but no 100% result is guaranteed, and drying takes half a day to a full day. See sofa fabrics and methods and, for a house with children, pets and a pool, upholstery in Annakhil.

When works are under way, post-construction cleaning follows the finished areas rather than the whole house: that is the subject of post-construction cleaning in Annakhil, with the general method on cleaning after a renovation. Standard housekeeping, for its part, does not take on building dust: it sends it back to post-construction cleaning.

Gravel, low branches and the family at home

Access is simple: vehicle at the gate, parking in the drive or outside the property, water and electricity normally available — they are essential. Little shared security: the contact is the owner or their own caretaker, and it is with them that the arrival time is set.

The real constraints are domestic and botanical:

  • Gravel paths and soft ground: a heavy trolley will not roll on them. Equipment is carried or taken apart, which lengthens the set-up.
  • Low branches in front of openings: a pole cannot be extended under an olive tree. Surfaces must be reachable; we point out from the photos what needs pruning or clearing, and we do not charge for a window we could not reach.
  • Garden furniture, play equipment, outdoor rugs to move before the terrace is done.
  • Pets: to be kept away while the machines are running and while things dry.
  • The family is at home. We work room by room, doors closed behind the team, and we keep the circulation areas usable. A lived-in villa is not shut for eight hours.

On the vegetation, an honest limit: the pollen, fronds and leaves come back. We do not sell a permanent result in Annakhil, we sell a reset followed by a rhythm — and the rhythm is chosen according to how exposed your plot is. It does not lower the price of the day or of the window; it avoids the surcharges for very dirty glass.

Working in a house nobody has emptied

Three commitments, made before the job:

  • The order of work is written on the quotation — terrace, glass, indoors — with what we ask you to prepare. For a day of housekeeping, the priorities are written there too: one day does not guarantee the whole property is fully cleaned.
  • Splitting the job is priced, not improvised. When the house is being worked on, post-construction cleaning is divided into finished areas, but each job remains subject to the 7,500 MAD villa minimum, and a furnished property adds 15%: it is better to group two areas than to have us come three times.
  • The checklist is signed on site, with a free return on the point raised if it is not up to standard.

Frequently asked questions

The terrace of my villa in Annakhil is covered in palm fronds all year: does housekeeping by the day deal with it?

Yes, for light upkeep: sweeping up fronds, sand and leaves is included in a day of standard housekeeping at 1,200 MAD incl. VAT for a villa, one person included. It is neither stripping the paving nor looking after the garden. Since the vegetation comes back, the frequency is chosen according to how exposed the plot is; each day is charged at the same price.

Can the patio doors of an Annakhil villa be cleaned when trees stop anyone getting a ladder or pole close?

Not always, and we say so from the photos rather than on the day. We work from the ground: base price up to 3 m, pole at 25% more from 3 to 5 m, nothing above that, as we have neither cherry picker nor ropes.

Under an olive tree or a pergola, the pole cannot be set down: we say what needs pruning or moving, and we do not charge for an opening we could not reach.

In what order should an Annakhil villa be done: outside first or inside first?

The terrace first, then the glass, then indoors. In Annakhil, the dirt comes from the garden: the terrace brings in plant debris and sand, the patio doors take the watering, and the living room takes whatever gets through. Cleaning the inside first means dirtying it again as soon as the team moves outside. That order is written on EPUREVA's quotation.

We are renovating our villa in Annakhil while living in it: can you work room by room rather than all at once?

Yes, area by area, once the tradesmen have left the area concerned and the rubble has been removed. Each post-construction job remains subject to the 7,500 MAD incl. VAT villa minimum, and since the house is furnished, 15% is added for protection: it is therefore cheaper to group two finished areas than to have us come for each room.
