Cleaning on the route de l'Ourika, Marrakech
On the route de l'Ourika, one forgotten accessory costs a round trip on the track, and a missing water point can cost the day. That is why preparation counts for more here than technique does.
Country houses the city provides nothing for
This is not a district, it is a road. The buildings are strung out on either side over tens of kilometres, as isolated properties served by dirt tracks: architect-designed villas on large plots, converted farm properties, country riads in rammed earth or earth-rendered blockwork, ecolodges, event venues. Large covered terraces, planted patios, outbuildings, a caretaker's lodge.
Two features shape the work:
- Terraces weigh heavily. On an estate in the valley, covered areas and paved patios rival the interior. In a post-construction clean, they are declared separately and added to the indoor floor area; gardens, paths and land are not counted.
- The local soil stains, it does not just leave dust. Red laterite works its way into anything porous — bejmat, tadelakt, stone paving, polished concrete. It is not a layer sitting on the surface that a sweep removes: it penetrates the substrate and calls for measured mechanical action and thorough rinsing. The treatment of these materials is described on bejmat, zellige and tadelakt after building work.
Contrary to the idea that "Marrakech is dry", the valley has cold nights and damp winter mornings. That lengthens drying times, on a terrace as on a sofa, and it decides when we start and when we must be done.
Everything has to come out of the van on the first trip
This is the organising rule behind all our work on this road: we do not go back for what we forgot. A return means driving the track twice, and a job that spills into the next day.
What we check with you, on photos, before loading:
- The water point and its real flow. Not "is there water", but "what flow comes out of the tap nearest the surfaces". Without water available, we cannot work; with a weak flow, the method adapts and so does the duration.
- The electricity and its power. Generator, house supply, outbuilding supply: a hot-water extraction machine and a wet and dry vacuum do not run equally well on all three. Without electricity, no job.
- The width of the access and room to turn. On some tracks, a vehicle that goes in cannot turn round before the next property. That is known beforehand, not in front of the gate.
- Rubble already gone. There is no skip and no collection point nearby, and we do not clear out: removal is arranged with your building contractor, before we arrive.
- The distance between the gate and the building, which decides the extension leads, hose reels and carrying.
This list has a consequence we accept: we do not confirm a same-day job. At best, we come the day after the request, on a date our team confirms; what is lost in responsiveness is gained in days that get the job done.
We work in Marrakech and its surroundings; for a property far along the road, give its location in your request. The areas covered are set out on where we work.
Traditional floors, housekeeping by the day, windows: the items on an estate
1. The post-construction clean on traditional floors. Renovations and extensions are common along the road. Bejmat, tadelakt, stone or zellige: 30 MAD incl. VAT per m²; standard tiles, 20 MAD per m²; 7,500 MAD minimum for a villa or riad.
Outside, stone or terracotta paving counts 30 MAD per m² of terrace, standard tiles 10 MAD per m². Example: a 300 m² house in bejmat on two levels, with an 80 m² stone terrace, 15 windows and 4 bathrooms, comes to 11,400 MAD, for an indicative duration of 6.5 to 7 days with a team of
- The logic of a house is set out on
how a villa post-construction clean unfolds and restoring a riad after works; the logistics specific to the road are covered on post-construction cleaning in the valley.
2. Standard housekeeping in an occupied house. 1,200 MAD incl. VAT per day for a villa with one person, plus 250 MAD a day for each extra pair of hands. Dusting, floors, kitchen, bathrooms and light terrace upkeep.
On a large estate, a single day is not always enough to do everything: the number of days and people is set from the area and the condition, and any extra help is agreed before invoicing. Example: two days with two people, 2,900 MAD. A heavily soiled house, or one needing restoration, calls for a tailored proposal, on photos.
3. Windows and textiles. A window with glazing bars counts as one whole frame: 75 MAD incl. VAT, 150 MAD per patio door, 400 MAD minimum call-out charge — see the valley's window frames. For the textiles of barely heated living rooms — L- or U-shaped corner sofa, mattresses, rugs —, see our upholstery work along the road.
On the guest houses of the area, our scope is the post-construction clean after works: we do not clean between two stays, nor take on any property management task.
Track, turning space, water flow: what is decided before loading
Distance and the track are the two basic facts. Addresses are given as a GPS point and a landmark, gates are far from the buildings, drives are long, and mobile coverage is patchy — which rules out sorting anything by phone once we have set off.
On top of that come constraints the city does not know:
- Water may come from a well, a borehole or a tank, with a flow that does not allow washing with plenty of water.
- Electricity may come from a generator, with limited power to share between the machines.
- No skip, no collection point: rubble has to be gone before we arrive.
- The valley climate: cold nights, damp winter mornings, a marked temperature swing. A terrace washed at the end of a winter day does not dry as it would in town. So we schedule wet tasks in the morning and dry tasks in the afternoon, not the other way round.
These are not excuses, they are parameters of the request. They explain why a serious price on this road is confirmed after photos or a visit, not on the phone.
What we refuse to commit to without having seen the access
We do not announce a firm price on a valley property we have not seen, either in photos or on site. Too many decisive variables — flow, electrical power, turning space, the real nature of the floors — cannot be read in a message.
What we do ask of you: 3 to 5 photos after your WhatsApp message — overall views, close-ups of the marks, access, particular surfaces — and the checklist above.
The checklist is signed on site at the end of the job, and a ticked point found wanting is reworked free within 48 hours — which, on this road, assumes we got it right the first time: one more reason to prepare.
Our teams use certified products and are covered by professional liability insurance; over 195 clients have trusted us. The amounts, in dirhams incl. VAT, remain an estimate until we have seen the photos or the property, and no surcharge is decided without you. Frequently asked questions
How far along the route de l'Ourika do you work, and does the price change with distance?
We work in Marrakech and its surroundings; for a property far along the road, give its location in your request, and the job is confirmed with our team before the date.
The amounts on the price list do not change: they are the same as in town, in dirhams incl. VAT. What changes is the preparation: all the equipment leaves on the first trip, after water, electricity and access have been checked.
What should you check at home before a cleaning job on the route de l'Ourika?
Five points, on photos, before we set off: the water available and its flow close to the surfaces, the electricity and its power, the width of the access and room to turn, the removal of rubble — done before we arrive, since we do not clear out — and the distance between the gate and the building. Without water and electricity, we cannot work.
Does red soil ingrained in bejmat or an outdoor terrace really come out with cleaning?
Largely, but not always completely on a porous substrate that has absorbed it for a long time. We treat it with measured mechanical action and thorough rinsing, after a trial on an inconspicuous area, and we tell you before the job what the surface can give back. Never acid, which destroys these materials. In a post-construction clean, bejmat and stone paving are charged at 30 MAD incl. VAT per m².
In winter, how long does it take for a terrace or upholstery to dry on the route de l'Ourika?
For a sofa, a mattress or a rug, allow half a day to a full day, sometimes more: the cold nights and damp mornings of the valley lengthen that time, and nothing is used or covered until it is completely dry. For a terrace, we schedule wet tasks in the morning and check the drying before we leave rather than assuming it.
