Sliding patio door cleaning in Marrakech
A villa in Targa or Amelkis is judged on its patio doors. One run-off streak across a two-metre leaf is visible from the far end of the living room, at any hour of the day.
In short
A patio door is counted whole, not by the leaf: the large sliding door onto the terrace is one patio door, even when its frame slides two panels. EPUREVA charges 150 MAD incl. VAT for it up to 4 m², both sides included where they can be reached, tracks and runners included, with a 400 MAD minimum call-out charge. Sand sitting in the track is vacuumed out dry before any water is introduced: wetted first, it turns into an abrasive paste that scratches the glass in a single pass of the squeegee.
A patio door is counted whole, up to 4 m²
A standard window is a frame, two faces and two minutes of track. A sliding patio door is several square metres of glass per face, full mullions, a recessed handle, a brush seal and a track where everything accumulates. Hence two prices, not one: 75 MAD incl. VAT per window up to 2 m², 150 MAD incl. VAT per patio door up to 4 m².
The counting rule is the one used by our online estimate: you count the whole frame. A two-leaf patio door is one patio door, not two, and the large sliding door onto the terrace counts as a patio door.
Above 4 m² — a door spanning the full width of a living room, for instance — the price starts from the standard size and the top-up is checked on your photos, before the date. No hidden multiplier, no "villa package": the number of patio doors and windows reads straight off the summary. The full reasoning sits on the window cleaning price grid.
The track is the real problem on a Marrakech patio door
On a sliding door, the glass is almost never the issue. The track is.
It receives everything the wind drops on the terrace: fine sand, ochre dust, pollen, dry leaves, animal hair, and the water used to wash the terrace, which ends up standing in it.
The mixture dries into a crust, then the leaf rollers run over it. Three effects, in order: the door becomes stiff to open, the brush seal wears, and dust lifted at every opening falls back onto glass that has just been cleaned.
Our sequence is always the same, and it starts dry:
- vacuum the track and the runner, dry, before any water
- clear the drainage holes at the bottom of the track, which are usually blocked
- fine-brush the corners and the channel holding the brush seal
- wash the glass and the mullion, rinse with pure water
- wipe out the base of the track, which must not be left damp under a metal roller
Wetting a sand-loaded track before vacuuming it means manufacturing an abrasive paste and then walking it across the glass. It is the number one cause of the arc-shaped micro-scratches you see on hastily cleaned villa doors.
Handprints, dog noses and pool splash
A villa patio door carries different soiling from a shopfront or an office pane. In order of frequency, you find:
- finger and hand marks at handle height, greasy, repelling water and needing local degreasing before rinsing
- nose and paw prints along the bottom of the leaf, in any house with a dog
- dried pool splash: chlorinated, hard water leaving a stubborn white deposit low down
- the chergui film, even and ochre, dulling the glass without marking it
- irrigation residue on the leaves facing the garden, often the hardest, because the limescale has dried there dozens of times
The first four families come off with pure water. A patio door left a long time without a visit falls into the "very dirty" category, +20% on the base price; encrusted limescale falls under the +40% supplement, with a written caveat: depending on the surface, some marks may remain.
Glass exposed for years to limescale run-off can even be etched deep: the deposit is then part of the glass and no washing will remove it — we establish that from photos or at the visit, and say so beforehand, not afterwards.
Misting between the panes is not dirt
It is one of the most frequent requests on a villa a few years old: "my patio door is cloudy on the inside and it never comes clear."
If the haze sits between the two panes of a sealed unit, this is not a cleaning fault but a failure of the perimeter seal: moisture has entered the cavity and condenses there. No product, no method and no cleaning contractor can reach it. The unit has to be replaced.
We say so from the photos onwards, because charging for a wash on a misted sealed unit means selling work whose result is known in advance.
How long a villa with ten patio doors takes
On a 300 m² villa with around ten sliding doors, both faces, tracks and mullions included, allow a full day with two operatives. That is not a sales promise, it is a work rate: 15 to 20 minutes per leaf in routine condition, longer on a leaf left two seasons without a visit.
Three things genuinely lengthen the job: a track that has never been vacuumed, leaves facing an irrigated garden, and pocket doors whose leaf slides into the wall — the inner face of the hidden panel is only reachable with the door open, and previous contractors almost always miss it.

Frequently asked questions
How much does it cost to clean a patio door in Marrakech?
150 MAD incl. VAT per patio door up to 4 m², both sides included where reachable, tracks and runners included; 75 MAD incl. VAT per window up to 2 m². A 400 MAD minimum call-out charge applies: a single patio door therefore comes to 400 MAD, which is 150 MAD plus a 250 MAD top-up.
For a villa with 4 patio doors and 6 windows: 4 × 150 + 6 × 75 = 1,050 MAD incl. VAT. The price is an estimate, confirmed after photos or a visit.
My patio door slides badly — will cleaning free it up?
Often yes, when the cause is sand compacted in the track and the runner: dry vacuuming followed by clearing the drainage holes restores a normal travel to the leaf. A broken roller, a misaligned carriage or a distorted track, on the other hand, is a joinery matter, not a cleaning one. We flag it, we do not repair it.
Why is my patio door scratched after being cleaned?
Almost always because the track was wetted before it was vacuumed. Fine sand mixed with water forms an abrasive paste, which the squeegee or the cloth then carries across the glass, leaving arc-shaped micro-scratches. That is why dry vacuuming of the track and the runner always comes before any water with us.
My patio door is cloudy between the panes — can you clean it?
No, and nobody can. A haze between the two panes of a sealed unit signals a failure of the perimeter seal: moisture has entered the cavity and condenses there. The area is unreachable without dismantling the unit, which needs replacing. We flag it from the photos so as not to charge for a wash that would change nothing.
Do you also clean the hidden face of a pocket sliding door?
Yes, with the door open, when the leaf slides into the wall. It is the face most often missed, because it is only visible in that position. It is one of the two sides of the patio door, included in the price once they can be reached, and it appears on the checklist signed at the end of the visit.
Do pool water marks along the bottom of the glass come off?
Usually yes, provided the deposit is recent: chlorinated, hard water leaves a white veil low down which lifts with soaking and a pure water rinse. An old, encrusted deposit falls under the 40% supplement. On a leaf exposed for several seasons, the limescale may have etched into the glass: the mark is then part of the glass, and we tell you from the photos or at the visit.
Do I need to clear the terrace before you arrive?
A metre of clearance along the doors is enough. Light furniture is moved by the team, but heavy furniture, full planters and outdoor rugs should be shifted in advance: moving heavy loads is not part of the service, and access to the surfaces has to be clear when we arrive.
