In short
In Marrakech, EPUREVA charges 75 MAD incl. VAT per window up to 2 m² and 150 MAD incl. VAT per patio door up to 4 m², with a 400 MAD minimum call-out charge. For shops, shop windows are 25 MAD incl. VAT per m² with both sides included and glass inside the shop 15 MAD incl. VAT per m², with a 1,000 MAD minimum; for offices, 15 MAD incl. VAT per m² of glass faces on the inside, 500 MAD minimum. Reachable frames, runners and roller shutters are included. Supplements (+20%, +25%, +40%) are worked out on the base price; above 5 metres, we do not take the job.
The grid, and what each line covers
Three types of property, three units of count. The expected result is the same everywhere: what changes is what gets counted.
- Homes — window, 75 MAD incl. VAT. A window is the whole frame, even if it holds two glazed parts, up to 2 m². Both sides are included wherever both can be reached.
- Homes — patio door, 150 MAD incl. VAT. Up to 4 m². The large sliding door onto the terrace counts as one patio door, not as two or three leaves.
- Shops — shop windows, 25 MAD incl. VAT per m², both sides included. Measure the width × height of each pane, then add them up. Glass inside the shop is 15 MAD incl. VAT per m².
- Shops — flat fascia sign, 100 MAD incl. VAT per metre of length, 200 MAD minimum, for a panel no more than 1 metre high. Raised lettering, an illuminated sign or a taller panel: supplement to be confirmed on a photo.
- Offices — 15 MAD incl. VAT per m² of glass faces, inside face only. A glass partition cleaned on both sides counts both faces, added together.
Beyond 2 m² for a window or 4 m² for a patio door, the pane is not turned down: the price starts from the standard size and the top-up is checked on your photos.
The three billing floors, explained
Each type of property has its own floor. When the items fall short of it, a top-up is added to reach it; above it, the floor no longer plays any part.
400 MAD for a flat, a villa or a riad. Getting a team out, the equipment and producing pure water on site cost the same for three windows as for fifteen. Five windows come to 375 MAD: the minimum still sets the bill. From six windows, or three patio doors, it is exceeded.
1,000 MAD for a shop. The minimum covers shop windows and glass inside the shop. The sign is added afterwards: it does not count towards that floor.
500 MAD for offices, which is just over 33 m² of glass faces at 15 MAD.
The practical consequence is still simple: group the work. Having windows and patio doors done in the same visit fills the minimum instead of paying for it empty, since the call-out is only paid once.
Four quotes worked out in full
The four sums below are the ones our online estimate produces, line for line. Each supplement is worked out on the base — items plus any minimum top-up — and supplements add up.
Flat in Guéliz. 3 windows and 1 patio door, ordinary dust, everything at ground level. 3 × 75 = 225 MAD, plus 1 × 150 = 150 MAD, so 375 MAD: a 25 MAD top-up brings the estimate to the minimum, 400 MAD incl. VAT.
Villa in Targa. 12 windows and 4 patio doors, ground-floor bars that leave the glass reachable, upstairs glass between 3 and 5 metres, worked by pole from the ground. Base: 12 × 75 = 900 MAD, plus 4 × 150 = 600 MAD, so 1,500 MAD. Bars +20% = 300 MAD; pole +25% = 375 MAD. Total: 2,175 MAD incl. VAT, with pole feasibility confirmed on photos.
Shop in Sidi Ghanem, below the minimum. One shop window of 4 m × 2.5 m, so 10 m², and 4 m² of glass inside, very dirty; a flat fascia sign 3 m long and 0.8 m high. 10 × 25 = 250 MAD, plus 4 × 15 = 60 MAD, so 310 MAD: a 690 MAD top-up to the 1,000 MAD shop minimum.
Very dirty +20% = 200 MAD. Sign 3 × 100 = 300 MAD, added afterwards and not marked up. Total: 1,500 MAD incl. VAT.
Office floor in Hivernage. 30 m² of facade glazing, inside face, and a 6 m² glass partition cleaned on both sides, so 12 m² of faces. 42 m² × 15 = 630 MAD incl. VAT: the 500 MAD office minimum is exceeded.
These sums can be reproduced at home: that is the whole point of publishing a grid. How patio doors are counted is set out on counting sliding patio doors, and how shopfronts are measured on shopfront window cleaning.
What genuinely moves a quote
Four conditions, all declared beforehand, all priced as a percentage of the base. No supplement is committed without your agreement.
- The state of the glass. Dust and ordinary marks: base price. Very dirty glass, with no paint or cement: +20%. Paint, adhesive, cement or encrusted limescale: +40%, with a written caveat — depending on the surface, some marks may remain. Glass left two years under the chergui slides from one line to the other.
- Height. Up to 3 metres from the ground: base price. Between 3 and 5 metres, by pole from the ground: +25%, and the supplement does not guarantee feasibility, which is confirmed on photos. Above 5 metres: we do not take the job.
- Bars. If they leave the glass reachable: +20% for working around them. If they stop us reaching it, the surfaces have to be made accessible before the visit.
- Non-standard sizes. A window over 2 m² or a patio door over 4 m²: top-up checked on photos. Awkward access — a cluttered courtyard, a narrow lane — is also looked at before the job is confirmed.
What is included, and what others charge extra for
In this market, the line "window cleaning" usually means the pane alone. With us, the 75 MAD for a window and the 150 MAD for a patio door both include:
- the frames, mullions and transoms, whatever the material
- the tracks and runners, vacuumed dry and then washed
- the glazing beads and perimeter seals
- reachable roller shutters: with or without a shutter, the price is the same
- clearing the drainage holes at the bottom of the profile
Nothing is taken apart. The team brings the equipment and products; what we need on site is water, electricity and access to the glass. These items are detailed on frame and joinery cleaning and on roller shutter cleaning.
What we will not put a price on
An honest quote is judged as much on what it refuses as on what it offers.
- Any glass above 5 metres, or any that would need a cherry picker, ropes or dangerous access: we have neither a cherry picker nor ropes, and we do not hire access equipment to pretend otherwise.
- Bars that stop us reaching the glass, until they have been made accessible.
- The outside face of office glazing: for offices, only the inside face is offered.
- Glass etched by years of limescale run-off or by an acidic product: the deposit is part of the glass, no wash removes it. Spotted on photos, said beforehand.
- Double glazing misted between the panes, which is a replacement matter.
- Any joinery or building work: replacing a pane, renewing a seal, adjusting a mechanism, painting.

Frequently asked questions
Is my job priced per window, per patio door or per square metre?
For a flat, villa or riad, per unit: 75 MAD incl. VAT per window up to 2 m², whole frame, and 150 MAD incl. VAT per patio door up to 4 m², with a 400 MAD minimum call-out charge.
For a shop, per square metre: 25 MAD incl. VAT for shop windows, both sides included, and 15 MAD incl. VAT for glass inside, 1,000 MAD minimum. For offices, 15 MAD incl. VAT per m² of glass faces on the inside, 500 MAD minimum.
Why a 400 MAD minimum even for three windows?
Because getting the team out, transporting the equipment, producing pure water on site and setting up cost the same for three windows as for fifteen. Up to five windows, that floor sets the bill: 375 MAD of items, topped up to 400 MAD. Grouping windows and patio doors into one visit is the simplest way to fill the minimum rather than pay for it empty.
What does cleaning the windows of a whole villa cost?
For a villa with 12 windows and 4 patio doors, the base is 900 MAD plus 600 MAD, so 1,500 MAD incl. VAT, reachable frames, runners and roller shutters included.
With bars that leave the glass reachable (+20%) and upstairs glass between 3 and 5 metres worked by pole (+25%), the estimate rises to 2,175 MAD incl. VAT. Since the grid is published, you can do that sum before writing to us.
Are frames and tracks included in these prices?
Yes, at no extra cost: frames, mullions, transoms, tracks, runners, glazing beads, perimeter seals and reachable roller shutters, plus clearing the drainage holes at the bottom of the profile. With or without a shutter the price is the same, and nothing is taken apart. Clean glass in a dirty frame goes hazy again within days; billing the frame separately would mean selling a half-finished job.
Why does window cleaning after building work cost more?
Because it is not the same action. It is not a matter of washing off a deposit but of mechanically removing solid residue — plaster, cement haze, paint, silicone, adhesive, protective film — from new glass, with a blade on a wet surface. Hence the +40% supplement for paint, adhesive, cement or encrusted limescale, worked out on the base, with a caveat: depending on the surface, some marks may remain.
Are these prices negotiable on a large volume?
The grid has no discount: every window, every patio door and every square metre is priced the same, whether the visit is the first or the fourth of the year. The real levers are elsewhere — grouping the glass into one visit to fill the minimum, and cleaning often enough never to fall into the +20% or +40% supplements.
Can the window cleaning invoice go through a company's accounts?
Yes. Every figure on this page includes VAT, and a compliant invoice showing the ICE number is issued. That is what allows a shop, an office floor or a residential block to put the expense through the accounts — something a large part of the city's informal offer cannot match.
