Cleaning in Massira, Marrakech

Massira is the page where we write the sentence nobody writes: in some cases we are not the right contractor, and you are better off knowing that first.

Four-storey slab blocks with no lift, ceramic tiling and nothing else

Massira occupies the west and south-west of Marrakech, between Ménara, M'hamid and the ring road, laid out in numbered sectors produced by successive development schemes. Regular grid, straight streets, markets and neighbourhood shops, local amenities. The district is legible: that is an advantage when organising a round.

The dominant stock is blocks of flats of three to four storeys, in slabs or around courtyards, with no lift, with shared stairwells, communal roof terraces and inner courtyards. Added to that are one- and two-storey houses on affordable estates.

The flats are modest in size: the F2 (one bedroom) and the F3 (two bedrooms) dominate heavily. The common parts are usually managed informally, between neighbours, with no professional managing agent to approach for opening an entrance hall or authorising a connection.

The floors are unusually uniform for Marrakech: ceramic tiling, in small and medium formats, in almost every flat, wall tiling in kitchens and bathrooms, a tiled roof terrace. No marble, no wood flooring, no zellige — the glazed terracotta mosaic — and no bejmat, the unglazed terracotta laid on edge. For post-construction cleaning, that means the lowest rate on our schedule: 20 MAD incl. VAT per m² of standard tiles.

What that combination means for a budget is worth writing down straight away: there is neither a fragile material here that justifies an expensive protocol, nor a floor area large enough to clear our minimums. The price of a job in Massira is not governed by technique. It is governed by choosing the right service, and by its minimum.

After building work, a Massira F3 does not reach our minimum, and we say so first

The minimum for post-construction cleaning is 3,000 MAD incl. VAT for a flat and 2,000 MAD for a studio. That is not a disguised headline rate: it is the threshold below which a three-person team, its equipment and its products do not come out for a home that has just had building work.

And a Massira F3 cleaned after a refurbishment stays below it by the square metre: 70 m² of standard tiles at 20 MAD comes to 1,400 MAD, and it would take 150 m² to go past 3,000 MAD. An F2 even less so. The real price will therefore be the minimum, and we would rather write it here than discover it together when the estimate is drawn up.

Three things to know before you book:

  1. After building work, it is post-construction cleaning, not a day of housekeeping. Paint, adhesive, cement or plaster dust: standard housekeeping does not apply. That is the rule, and it protects your budget from paying for a day that achieves nothing.
  2. One visit, once everything is finished. We come in when every tradesperson has finished, and a visit after new work is not included. Redoing the kitchen in March and the bathroom in May means paying two minimums; finishing everything and then calling us means paying one.
  3. With no building work, a day is enough. A lived-in flat that you simply want brought back to clean falls under standard housekeeping, at 800 MAD incl. VAT per day.

What we will not do: sell you an 800 MAD day of housekeeping for a flat fresh out of building work, then find on site that the plaster dust will not give way to it. The price given is indicative; it is confirmed after photos or a visit, and any gap is explained before the job, never after.

In Massira, upholstery and a day of housekeeping come ahead of the rest

The order of services in Massira is not the order in other districts. It follows what budgets genuinely allow.

  1. Upholstery in the home. The real way into this district. Single mattress 300 MAD incl. VAT, double 400 MAD incl. VAT, L-shaped sofa 550 or 600 MAD incl. VAT, U-shaped 650 or 750 MAD incl. VAT, rugs 30 MAD incl. VAT per m², whether machine-made or wool. Textile minimum 400 MAD: one single mattress and a 2 × 3 m rug come to 480 MAD. Everything is treated in place, by hot-water extraction — see how we clean rugs and the hot-water extraction method. The salon marocain — fitted Moroccan banquette seating — and straight sofas are not part of what we offer.
  2. Standard housekeeping for a flat, by the day: 800 MAD incl. VAT, one person included; an F3 with two people comes to 1,050 MAD incl. VAT. Dusting, vacuuming and mopping, kitchen, bathrooms, light upkeep of a private terrace. What it covers is described on housekeeping at home and on flat housekeeping.
  3. Post-construction cleaning after works or before a sale. Flat minimum 3,000 MAD incl. VAT, studio 2,000 MAD incl. VAT, and beyond that 20 MAD incl. VAT per m² of standard tiles — see cleaning after a refurbishment.

Windows and upholstery are not included in a day of housekeeping: they are booked separately. All these prices include VAT, are the same across Marrakech, and are indicative: the figure is confirmed after photos or a visit, on the actual floor area and the condition found.

What has to fit up a Massira stairwell

The roads are wide and take vehicles, parking is possible — saturated in the evening, which pushes the work into the daytime. The constraint is not the street, it is the building.

  • No lift. Vertical carrying every time, over three or four storeys. It has to be prepared for: demountable equipment, two trips rather than one, and an inventory settled before leaving the vehicle.
  • Narrow stairwells and cramped landings. A single-piece machine will not go up everywhere, and some stair turns rule out long objects. We check the usable width on your photos rather than discovering it on the third floor.
  • Narrow flat doors. That mainly affects upholstery: getting a corner sofa or a double mattress out of the room is not always possible. It is then treated in place, protecting the floor and handling the waste water inside the flat.
  • No porter, no badge, no imposed slot. Nobody has to authorise our visit, which simplifies everything. In return, there is nobody to open a roof terrace door or give access to a shared water supply either: the contact has to be there.
  • Water and electricity available in the flat. One of the few points in the district that holds no surprises, and a condition: without them, we do not do the job.

A word on the communal roof terraces: they are shared, and often taken up with storage and household use. We only work on them if the use has been agreed between neighbours before we arrive; otherwise the day ends in a discussion on the landing.

What we refuse to invoice in Massira

Three refusals, and they are as much in our interest as in yours.

  1. An estimate that will not hold. If your description runs into one of our limits — work not finished by the chosen date, rubble still on site, water or electricity cut off — we say so in the first message rather than confirming a date. We do not clear out.
  2. A promise of a result on a tired substrate. A collapsed sofa foam, a rug whose weave has worn through or tiling whose glaze is scratched cannot be recovered by cleaning, and some stains may remain: no 100% result is guaranteed. We say so beforehand, from a photograph or on site.
  3. A round number rounded down to win the job. It always gets recovered somewhere else, in time or in care.

The rest is the usual baseline: a calculation itemised line by line, a checklist signed on site item by item, a free return on the point flagged if it is not up to standard. EPUREVA works with certified products, covers over 195 clients and carries professional liability insurance.

Frequently asked questions

I have an F2 in Massira: how much is a day of housekeeping, and when is it the wrong service?

A day of standard housekeeping costs 800 MAD incl. VAT, one person included, and 250 MAD incl. VAT per extra person. It covers routine upkeep: dusting, floors, kitchen, bathrooms. If the flat has just had building work, it is no longer the right service: it is post-construction cleaning, with a 3,000 MAD minimum for a flat. If it is very dirty, send photos on WhatsApp for a tailored proposal.

My F3 in Massira has just had building work: why does the cleaning cost 3,000 MAD?

Because that is the post-construction cleaning minimum for a flat. 70 m² of standard tiles at 20 MAD incl. VAT per m² comes to 1,400 MAD: the top-up brings the job to 3,000 MAD incl. VAT. To pay that minimum only once, wait until every tradesperson has finished: a visit after new work is not included. Many marks add 20%, calculated on those 3,000 MAD.

Do you clean the Moroccan salon in a Massira flat?

No, the Moroccan salon is not part of our services, and neither are straight sofas. In the home we treat L-shaped sofas, from 550 MAD incl. VAT, U-shaped sofas, from 650 MAD incl. VAT, mattresses from 300 MAD incl. VAT and rugs at 30 MAD incl. VAT per m², with a textile minimum of 400 MAD.

Does a beldi rug cost more than a machine-made rug in Massira?

No. Every rug is counted at 30 MAD incl. VAT per m², length × width: a 2 × 3 m rug comes to 180 MAD, before the 400 MAD textile minimum is applied.

The difference lies in the method: for wool it is confirmed on photos, and drying takes half a day to a full day, sometimes longer. Both are treated in the home, with nothing taken away or left at a depot.
