Roller shutter and electric shutter cleaning
An electric roller shutter never fails all at once. It grinds, it drags, it overheats the motor for months — then one morning it stops, halfway down in front of a patio door.
In short
Cleaning a roller shutter, manual or electric, means removing the sand and dust compacted in the guide channels and between the slats, before they wear the curtain and overload the motor. At EPUREVA this item has no price of its own: frames, tracks and reachable roller shutters are included in the price of the glass — 75 MAD incl. VAT per window up to 2 m², 150 MAD incl. VAT per patio door up to 4 m², 400 MAD minimum call-out charge. With or without a shutter, the price is the same. We clean without taking anything apart; we do not touch the motor, the spring or a distorted curtain.
Sand, the guide channel and the motor
The mechanics are always the same, whatever the format. Sand enters at the bottom of the guide channel, travels up with the curtain, settles between the slats, then compacts with every operation. Three symptoms appear, in this order:
- noise — a dry grinding on the way up, usually blamed on age
- effort — the curtain drags at the end of its travel, the motor works longer for the same journey and heats up
- snatching — the curtain drops out of square, a slat leaves the channel or rubs
By that stage it is no longer a cleanliness problem. A regular visit belongs between stage one and stage two, while clearing the channel is still enough.
The retail security curtain, outside our price grid
It is the most exposed part of a shopfront: down all night, in contact with the pavement, street dust and spray from passing vehicles. Yet it has no line in our price grid, and we do not offer it: for a shop, our estimate covers the glass, not the metal.
What we price on a shopfront:
- shop windows, at 25 MAD per m², both sides included
- glass inside the shop, at 15 MAD per m²
- a flat fascia sign up to 1 m high, at 100 MAD per metre of length, 200 MAD minimum; any other sign is priced from a photo
- with a 1,000 MAD shop minimum: 12 m² of shop window comes to 300 MAD, raised to 1,000 MAD
The curtain stays up during the visit, which is set before opening or after closing. The detail is on shopfront glass cleaning.
The domestic roller shutter
In a villa or a flat the constraint is not the street but the box. The curtain rolls up inside a closed casing, usually above the window, and nobody ever opens it. Dust and cobwebs build up in there along with insects.
The visit covers the unrolled curtain, both faces of the slats where they can be reached, the guide channels, the bottom slat and the outer face of the box. The box stays closed: nothing is taken apart, no cover, no end plate, no mechanism.
The shutter is included in the price of the opening it fits: six windows and two patio doors with shutters come to 6 × 75 + 2 × 150 = 750 MAD incl. VAT, exactly the price of the same openings without.
This item follows on naturally from cleaning the window and its frame and runners, since it is the same profile that collects the sand.
What we do not do — the mechanical side
The boundary is sharp, and it is written down before the work.
Not part of the service: opening the box, lubricating a barrel, adjusting an end stop, replacing a motor, repairing a spring, straightening a bent slat, replacing a distorted guide channel, repairing a remote control or a control unit.
Cleaning solves one case and one only: a jam caused by compacted sand. When the cause lies elsewhere, a clean shutter is still a broken shutter. We say so beforehand, we write it on the site report, and we do not charge for a hope.
The right time to do it
Two moments work better than any others: after the chergui season, when the sand deposit is at its peak, and before reopening a house that has been shut for several weeks, because a curtain left down that long nearly always drags on the first lift.
The visit can be booked from the day after your request, on a date our team confirms; a shutter that drags shows up on the photos, so the finding is made before we come. Our full window cleaning service sets out the complete scope.

Frequently asked questions
Is cleaning the roller shutter charged as an extra?
No. Frames, tracks and reachable roller shutters are included in the price of the glass: 75 MAD incl. VAT per window up to 2 m², 150 MAD incl. VAT per patio door up to 4 m², with a 400 MAD minimum call-out charge.
With or without a shutter, the price is the same. The reasoning is the same as for frames: what surrounds the glass is part of the visible result.
My shutter grinds and drags — is cleaning enough?
Often yes, when the cause is sand compacted in the guide channels and between the slats: clearing dry and then washing restores a normal travel to the curtain. If the noise comes from a barrel, a spring or a tired motor, cleaning will change nothing. We establish which it is on site and say so, rather than charging for a hope.
Do you clean inside the roller shutter box?
No. We clean the reachable face of the box, but we do not open it: the service is done with nothing taken apart. Removing a cover or an end plate already means working on the shutter mechanics, which is not our trade, and a poor reassembly costs more than the cleaning.
What about the security curtain on my shop?
It is not part of our price grid, and we do not offer it. For a shop we price the glass: shop windows at 25 MAD per m² with both sides included, glass inside the shop at 15 MAD per m², a flat fascia sign up to 1 m high at 100 MAD per metre of length, 200 MAD minimum, with a 1,000 MAD shop minimum. The visit is done with the curtain up, before opening or after closing.
Do you repair a jammed roller shutter?
No. Replacing a motor, adjusting an end stop, repairing a spring, straightening a bent slat and changing a distorted guide channel are matters for an installer. We record the finding, we write it on the site report, and we leave it alone.
What time of year is best for this?
After the chergui season, when the sand deposit is at its peak, and before reopening a house that has been shut for several weeks: a curtain left down that long nearly always drags on the first lift. The visit can be booked from the day after your request, on a date our team confirms.
