Window cleaning in Amelkis, Marrakech

On the villas that line the fairway, low-level windows are not dirty: they are scaled. It is not the same problem, and it is not the same job.

In short

EPUREVA cleans windows for villas in Amelkis, south-east of Marrakech, where the golf course's automatic sprinklers deposit limescale on low-level glazing. A window up to 2 m² is charged at 75 MAD incl. VAT, the whole frame and both sides included when they can be reached, and a patio door up to 4 m² at 150 MAD, with a 400 MAD minimum call-out charge. Encrusted limescale adds 40% to the base of the estimate; the result depends on the surface, and the price is confirmed from photos before the visit.

It is not a dirty window, it is sprinkler limescale

The Amelkis villas that line the fairway receive sprinkler water several times a week over the first metre of their glazing: living-room patio doors, ground-floor windows, glazed terrace balustrades, pool-house panels. This water is not softened. It dries in the sun within minutes and leaves behind a mineral deposit, not dirt.

The difference matters in practice, on the bill included:

  • dirt (dust, pollen, a handprint) comes off with routine washing, water and squeegee: that is the base price;
  • glass left for a long time, very dirty but with no hard deposit, takes longer: 20% on top of the base;
  • an encrusted limescale deposit does not come off with routine washing. It has to be dissolved, then rinsed, then finished on the glass without a mark: 40% on top of the base.

That is why an Amelkis villa can come out of a "clean" wash still hazed at the bottom of the patio doors: the contractor did routine maintenance on a descaling problem.

We tell the two apart before confirming the price, from your photos or on site. Our general method of window cleaning with demineralised water removes marks left by mains water; on its own, it does not dissolve a deposit that has already set.

The second, less visible effect plays out on the joinery: limescale also settles on aluminium profiles, screws, sills and tracks. A profile that has turned white is not oxidised, it is scaled. Accessible frames and tracks are included in the window price — see what we do on frames, sills and runners.

The sprinkler cycle sets the frequency, not the calendar

On most Marrakech addresses, window-cleaning frequency is planned around the season: stepped up during the chergui, eased off in winter. In Amelkis the dominant variable is not the season, it is the estate's sprinkler programme and the one running in your own garden.

What we ask before proposing a schedule:

  1. Which facades are reached by the sprinklers, and how high does the spray climb?
  2. How often do they run, and at what time? A night-time cycle that dries in the morning sun marks the glass more than a late-afternoon one.
  3. Can the nearest nozzles be redirected or shifted by a few degrees? For a gardener it is often a fifteen-minute job, and it changes the next estimate.

In practice, on exposed facades, a visit every four to six weeks keeps the glass at routine-maintenance level: the deposit never has time to set, and each pane stays at the base price, 75 MAD incl. VAT per window and 150 MAD per patio door.

Stretching the interval to two or three months puts the same surfaces into the encrusted-limescale category, and the base takes 40% more. The pace does not lower the price of a pane: it avoids the supplement.

We sell neither a subscription nor a contract: if a single facade justifies a closer visit, that facade is what gets scheduled, not the whole villa. The one rule to keep in mind is the 400 MAD minimum call-out charge per visit.

Two patio doors and one window come to 375 MAD of line items: the top-up brings that visit to 400 MAD. A second window takes it to 450 MAD, so 50 MAD more for one more pane.

Descaling a pane: what comes back, what never will

Glass exposed for years to limescale-laden sprinkler water does not always come back 100%, and we say so before the job, not after.

What comes back: a surface deposit, even a thick one, even a white one, even on a south-facing patio door. It responds to gentle dissolution, a controlled dwell time, a thorough rinse with pure water and a squeegee finish. The glass regains its clarity and shine.

What does not come back: corroded glass. When the deposit has sat too long, the minerals attack the silica at the surface and etch into the glass. The haze is no longer on the pane, it is in it. No product makes it transparent again; only a glazier's polish, which is not our trade, can do anything about it — and it slightly distorts the image.

How we tell the difference, and you can too: run a fingernail over the hazed area. If it feels rough and the haze whitens under a trickle of water, it is a deposit, and it will come off. If the surface is smooth and the haze looks the same wet, it is corroded, and it will not.

On encrusted limescale, the result depends on the surface and some marks may remain: that is written down before the visit. When your photos show glass that looks corroded to us, we flag it, and the 40% supplement is never applied without your agreement; any replacement is decided with your glazier. It is the rule we apply everywhere, and it also holds for our rework guarantee.

Glass balustrades and low windows: the surface that gets forgotten

A golf villa in Amelkis is almost never "twelve windows". It is a set of glazed surfaces of different kinds, and that is where estimates stop looking alike:

  • patio doors in the living room and bedrooms: a large sliding door onto the terrace counts as a patio door, 150 MAD incl. VAT up to 4 m², both sides, tracks included. Above 4 m², the price starts from the standard size and the top-up is checked on photos;
  • utility, bathroom, outbuilding and pool-house windows: 75 MAD per window, the whole frame even with two opening sections. An accessible roller shutter is included, with nothing dismantled: with or without a shutter, the price stays the same;
  • glazed balustrades on the terrace, staircase and balcony: they are neither windows nor patio doors, and our price list gives them no rate of their own. Show them on your photos: their price is confirmed before the visit. On this estate they are often the first glazing the sprinklers reach;
  • high panels in double-height living rooms: up to 3 metres from the ground, base price; between 3 and 5 metres, a pure-water pole from clear ground, 25% on top of the base, with feasibility confirmed on photos — the supplement does not guarantee feasibility. Above 5 metres, or if a planted bed stops the pole being set down, we do not take on the panel: we have neither a cherry picker nor ropes, and that is stated before the estimate, as on our high-level glass page.

A worked example for a villa on the fairway: 6 patio doors and 8 windows come to 6 × 150 + 8 × 75 = 1,500 MAD. If the low glazing carries encrusted limescale, the base takes 40%, or 600 MAD: 2,100 MAD incl. VAT, confirmed on photos.

Long driveways and clearing the gatehouse change how long a visit takes in Amelkis, not its price: that organisational side is covered on the general Amelkis page. And if the windows have just come out of building work, with paint, adhesive or cement on them, it is the same 40% supplement but a different way of working: see glass cleaning after building work.

Frequently asked questions

Do the white marks at the bottom of my Amelkis patio doors come off with routine washing?

No. Routine washing removes dust, not the limescale deposited by the sprinklers. It needs descaling: gentle dissolution, a controlled dwell time, a rinse with pure water, then a squeegee finish, with 40% on top of the base for encrusted limescale.

We first check on photos that the glass is not corroded at depth, in which case no treatment will make it transparent again, and we say so before committing to anything.

How often should the windows of a sprinkler-exposed Amelkis villa be washed?

On facades reached by the sprinklers, a visit every four to six weeks keeps the glass at the base price: 75 MAD incl. VAT per window, 150 MAD per patio door, 400 MAD minimum per visit. Beyond two months, the deposit sets and the same surface takes the 40% supplement. Facades untouched by the sprinklers follow the usual pace.

Does descaling a pane cost more than routine maintenance?

Yes, 40% more, worked out on the base: the panes counted, plus the minimum top-up if there is one. Example: 6 patio doors and 8 windows come to 1,500 MAD; with encrusted limescale, 2,100 MAD incl. VAT. The result depends on the surface, some marks may remain, and no supplement is applied without your agreement.

Should the sprinklers be adjusted before your visit?

It is not compulsory, but it is the only action that keeps the 40% supplement away for good. Redirecting by a few degrees the nozzles that hit the low windows and balustrades removes the cause. We tell you which nozzles are responsible; the adjustment itself is for your gardener or the estate manager to carry out.
