Cleaning in Amelkis, Marrakech

On a gated estate, the first constraint on a job is neither the floor nor the floor area: it is permission to enter. In Amelkis, everything is arranged before the gate.

Golf villas, three different floors under one roof

Amelkis is an estate — not a housing development, and the word matters here. Laid out around a golf course, along the Ouarzazate road, it is divided into successive phases with private internal roads and controlled access. The setting is open, flat and mineral, with the Atlas to the south and wide unbuilt stretches between the plots that have been built on.

The dominant stock is very high-end detached villas on large plots: private pool, pool house, caretaker's quarters, irrigated garden, contemporary or neo-Moroccan architecture, very large patio doors, courtyards, covered terraces. Add semi-detached villa residences and schemes still under construction on the most recent phases.

Some owners do not live here all year round: the working contact on site is often a caretaker or a house manager, which changes the way a job is ordered and signed off.

The technical point that sets Amelkis apart from every other villa area in Marrakech is the mix of floors within a single house:

  • marble in living rooms and circulation areas — polished stone, sensitive to acids
  • tadelakt in bathrooms and private hammams — a polished, soaped lime finish that an aggressive alkaline detergent dulls for good
  • terraces over very large outdoor areas, often bigger than the interior
  • timber flooring in the bedrooms of recent villas, polished concrete here and there

On price, these floors are alike: marble, tadelakt, timber and polished concrete all count at 30 MAD/m². On method, not at all: three different protocols in the same house, and a quotation that has to separate them line by line. A contractor who announces the same treatment for the living room and the hammam has not looked at the bathrooms.

The guard post decides your schedule

At a villa in town, you park, unload and start. In Amelkis, no. The first thing that determines the date of your job is permission to enter.

What a gated estate asks for, in no particular order depending on the phase: the contractor declared to the gatehouse, the vehicle registration number provided, the operatives' identities recorded, sometimes a badge or a named pass, a time slot accepted by the estate manager, the number of people announced. Internal traffic is regulated — speed, delivery hours, no parking on the roads bordering the course.

A contractor who discovers all this at the barrier loses half a day, and makes you lose yours. The way we work here therefore comes down to administrative preparation, done beforehand and not during:

  1. When ordering: we ask for the name of the estate, the phase, the villa number, the house manager's or caretaker's contact, and the gatehouse's.
  2. Ahead of the job: we send the named list of operatives, the vehicle registration and the expected duration, and we have the time slot confirmed.
  3. On the day: arrival at the stated time, a single vehicle, complete equipment — because in this area forgetting a piece of kit costs a round trip, not five minutes.
  4. On the plot: carrying from the gate to the house, the private drives being long; we allow for it in the stated duration, not in a surcharge discovered later.

It is a purely organisational angle, and a specific one: in other villa areas of Marrakech, the obstacle is the dirt track or carrying through alleys.

Here the obstacle is administrative, and it is the one that is easiest to deal with — provided it is dealt with in advance. For the same reason, we never promise an immediate job in Amelkis: the time needed for access clearance is part of the lead time.

Post-construction, very large patio doors and terraces: the Amelkis items

  1. Post-construction cleaning of a high-end villa. We count the interior floor area, floors added together, without garden or terraces: 30 MAD incl. VAT per m² for marble, tadelakt, timber and polished concrete, 20 MAD/m² for whatever is standard tiling, with a 7,500 MAD villa minimum. A 350 m² villa with 300 m² that are not standard tiles comes to 9,000 MAD + 1,000 MAD = 10,000 MAD of items. Terraces are added afterwards: 10 MAD/m² on standard tiles, 30 MAD/m² for any other surface; a roof terrace only if it is flat, protected and reached by a staircase. The detail is on post-construction cleaning for a villa, and the estate's own angle on post-construction cleaning in Amelkis.
  2. Windows. A patio door is 150 MAD up to 4 m², a window 75 MAD up to 2 m². The very large patio doors of Amelkis often exceed these sizes: the price is worked out on the standard size and the top-up is checked from photos. Our limit is clear: up to 3 m from the ground, base price; from 3 to 5 m by pole from the ground, 25% more, feasibility confirmed from photos; above that, we do not take the glass. EPUREVA has neither a cherry picker nor ropes. Limescale left by automatic sprinklers counts as encrusted limescale, 40% more — see window cleaning in Amelkis.
  3. Standard housekeeping by the day, once the house is lived in: 1,200 MAD per day for a villa, one person included, 250 MAD per extra person per day. In a large villa, one day does not guarantee the whole property is fully cleaned: priorities are set with the house manager, and any extra help is agreed before invoicing.

Upholstery follows, on reception sofas that are little used but heavily dusty: U-shaped sofa from 650 to 750 MAD depending on size, L-shaped sofa from 550 MAD, rugs 30 MAD/m²; for velvet, silk or wool, the method is confirmed from photos. See sofas and their fabrics and the detailed angle on upholstery in Amelkis.

Prices include VAT, are indicative, and are confirmed after photos or a visit.

Long drives, plots under construction and wind off the plain

Beyond access control, three realities on the ground weigh on the organisation.

  • Carrying within the estate. The private drives are long and the vehicle cannot always pull up at the house. Equipment is split up and carried: we favour machines that come apart and we build the walk into the stated duration.
  • Plots under construction. Water and electricity are available at villas that have been handed over, not always on plots still being built. Without water or electricity on the day, we do not work; and we only come in once every tradesman has left and the rubble has gone — we do not clear out.
  • Wind and dust. The setting is open, the ground bare between unbuilt plots, and from May to September the chergui fills the air with fine sand. In Amelkis it targets two surfaces in particular: the large patio doors and the terraces, which get dirty again quickly and which are precisely what people look at first.

A practical consequence, which we state when you order: post-construction cleaning is done once, when the villa is finished. After that, what the wind deposits again is a matter for the windows and for housekeeping by the day, which includes light terrace upkeep — not for a second post-construction clean.

A quotation line by line, one method per floor

What we commit to, and what can be checked before confirming:

  • One method per floor. Marble, tadelakt and terraces appear separately, with the treatment chosen for each. Tadelakt and traditional floors are not treated blind: they are first tried on a test patch approved with you.
  • The checklist signed on site, item by item and room by room, with a free return on the point raised if it is not up to standard.
  • What we do not do, written down too: no pool, no garden, no outdoor furniture; no glass above 5 metres, as we have neither cherry picker nor ropes; no pitched roofs; no clearing out.

EPUREVA answers on WhatsApp seven days a week, more than 195 clients, certified products, professional liability insurance. Give us the phase, the villa number and your caretaker's contact, and we arrange access at the same time as the quotation; our other areas are listed on the areas we serve.

Frequently asked questions

How does a cleaning team get into the Amelkis estate: is a badge or clearance from the gatehouse needed?

Access is declared before the job. EPUREVA sends the gatehouse the named list of operatives, the vehicle registration, the time slot and the expected duration, and has the clearance confirmed before setting off. Depending on the phase, a badge or a named pass is issued. That clearance time is part of the lead time: we never promise an immediate arrival on a gated estate.

An Amelkis villa with marble in the living room, tadelakt in the bathrooms and a large terrace: is that one quotation or three separate services?

One post-construction quotation, with separate lines. Marble and tadelakt both count at 30 MAD incl. VAT per m², but not in the same way: measured mechanical action without acid on the marble, a neutral product tried on a test patch for the tadelakt. The terrace is added after the 7,500 MAD villa minimum, at 10 MAD/m² on standard tiles or 30 MAD/m² for any other surface.

The patio doors of my villa in Amelkis are larger than 4 m²: how are they counted?

Each patio door is first counted at the standard size, 150 MAD incl. VAT, with the 400 MAD minimum call-out charge. The top-up for the size is checked on your photos before confirmation. Above 3 m, the pole from the ground adds 25% if it is feasible; above 5 m, we do not take the glass, as we have neither cherry picker nor ropes.

Do you work on villa plots still under construction in Amelkis, before the water is connected?

No, not while water and electricity are unavailable on the day, and not before every tradesman has finished. Without a water supply, a post-construction clean cannot be done properly: we would rather move the date than deliver a result we could not stand behind. The rubble must also be removed before we arrive.
