Post-construction: the price is read per square metre of floor
We count the interior surface of the property, all floors added together. Neither the garden, nor the plot, nor the terraces go into that figure: terraces are counted separately, and only if you add them.
- Standard tiles: 20 MAD/m² incl. VAT.
- Any other floor: 30 MAD/m² incl. VAT — marble, bejmat or terracotta, tadelakt, polished concrete, natural stone or zellige, wood. The treatment is adapted to the material: not every floor can be crystallised.
- Several floor types: you state how many m² are not standard tiles; those are charged at 30 MAD, the rest at 20 MAD.
- Floor not identified: 30 MAD/m², adjusted after photos.
- Minimum charge: 2,000 MAD incl. VAT for a studio, 3,000 MAD for an apartment, a shop or offices, 7,500 MAD for a villa or riad. It applies to the floors; below it, a top-up is added.
- Terraces, outdoor or on the roof, added after the minimum: 10 MAD/m² incl. VAT on standard tiles, 30 MAD/m² on any other surface or an unidentified one. A roof terrace is only taken on if it is flat, protected and reached by a staircase; no sloping roofs.
Surcharges are calculated on that base — floors, minimum top-up and terraces — and are added together:
| Situation on the day | Effect on the price |
|---|---|
| A few small marks of paint, adhesive or cement | base price |
| Many marks, longer cleaning | +20% |
| Thick residue, or marks on almost every surface | +40%, assessed on photos |
| Furnished property: protection and work around the furniture | +15% |
| Works not finished on the chosen date | refused: we come once every trade has finished |
| Rubble and items to throw away still on site | refused: we do not clear out |
| No water or no electricity | refused |
Included: floors and skirting boards, accessible windows, bathrooms and toilets, staircases, small marks left by the works, a check of the finishes. Excluded: clearing out, sanding, repairs, a return visit after new works.
Example. A 120 m² apartment: 80 m² of standard tiles, 40 m² of marble, a 20 m² tiled terrace, many marks from the works, empty property. Floors: 80 × 20 = 1,600 MAD, plus 40 × 30 = 1,200 MAD, making 2,800 MAD; the apartment minimum adds 200 MAD to reach 3,000 MAD.
Terrace: 20 × 10 = 200 MAD. Base: 3,200 MAD. 20% surcharge: 640 MAD. Estimate: 3,840 MAD incl. VAT, for an indicative duration of 2.5 to 3 days with a team of 3 (8 windows, 2 bathrooms, no upper floor).
The detail by property type is on the post-construction cleaning page and its item-by-item prices.
Windows and shop fronts: per unit at home, per m² in a shop
Apartment, villa or riad — we count the openings, not the square metres.
- Window up to 2 m²: 75 MAD incl. VAT. A window is the whole frame, even when it holds two glazed parts; both sides are included if they can be reached.
- Patio door up to 4 m²: 150 MAD incl. VAT. The large sliding door onto the terrace counts as a patio door.
- Minimum call-out charge: 400 MAD incl. VAT; below it, a top-up is added.
- Accessible frames, runners and roller shutters are included: with or without a shutter, the price stays the same. Nothing is taken apart.
- A pane larger than those sizes, or unknown dimensions: the price starts from the standard sizes and the top-up is checked on photos.
Shop — shop windows: 25 MAD/m² incl. VAT, both sides included; glass inside the shop: 15 MAD/m² incl. VAT; shop minimum: 1,000 MAD incl. VAT. The surface is worked out pane by pane, width × height, then added up.
Flat fascia sign no more than 1 m high: 100 MAD incl. VAT per metre of length, 200 MAD minimum; it is added after the minimum and is not increased by the surcharges. Raised lettering, an illuminated sign or a panel over 1 m high: surcharge to be confirmed on a photo.
Offices — 15 MAD/m² incl. VAT of glass faces, 500 MAD minimum incl. VAT, inside face only. A glass partition cleaned on both sides counts both faces.
Surcharges are calculated on the base — items and minimum top-up — and add up:
| Condition | Effect on the price |
|---|---|
| Glass up to 3 m, reachable from the ground | base price |
| Between 3 and 5 m, by pole from the ground | +25%, feasibility confirmed on photos |
| Above 5 m, cherry picker or ropes needed | refused: we have neither a cherry picker nor ropes |
| Bars, glass still reachable | +20% |
| Bars that stop us reaching the glass | refused until the surfaces are made accessible |
| Very dirty glass, no paint or cement | +20% |
| Paint, adhesive, cement or encrusted limescale | +40%, some marks may remain depending on the surface |
The height surcharge does not guarantee feasibility, and an unknown height is checked on a photo before the date.
Example. An apartment, 6 windows and 2 patio doors, very dirty glass, set between 3 and 5 m high. Items: 6 × 75 = 450 MAD, plus 2 × 150 = 300 MAD, making 750 MAD — above the 400 MAD minimum. Very dirty, +20%: 150 MAD. Pole, +25%: 187.50 MAD. Total 1,087.50 MAD, rounded to the dirham: 1,088 MAD incl. VAT.
Every case is covered on window cleaning in Marrakech and the detailed glass price list.
Sofas, mattresses and rugs: one price per item, in your home
| Item | Price incl. VAT |
|---|---|
| Single mattress | 300 MAD |
| Double mattress | 400 MAD |
| Small L-shaped sofa | 550 MAD |
| Large L-shaped sofa | 600 MAD |
| Small U-shaped sofa | 650 MAD |
| Large U-shaped sofa | 750 MAD |
| Rug, length × width | 30 MAD/m² |
Textile minimum: 400 MAD incl. VAT. A single mattress on its own is therefore charged 400 MAD: add an item to make use of that minimum. A 2 × 3 m rug is 6 m², so 180 MAD.
- Stains and odours you report trigger no automatic surcharge: they help us prepare the job.
- Delicate fabric — wool, silk, velvet or an unknown material: the method is confirmed on photos.
- Mould or infestation: a diagnosis is needed, and cleaning alone may not be enough.
- Drying: half a day to a full day, sometimes longer depending on the fabric, its thickness and ventilation. Nothing is used or covered until it is completely dry.
- Some stains, discolouration or odours may remain: no 100% result is guaranteed, and we ask you to accept that before we come.
- Water and electricity must be available on site.
Example. A large L-shaped sofa, a double mattress and a 2 × 3 m rug: 600 + 400 + 180 = 1,180 MAD incl. VAT, above the textile minimum.
Methods and special cases: in-home upholstery cleaning and upholstery prices item by item.
Standard housekeeping: a daily rate, not a rate per square metre
| Item | Price incl. VAT |
|---|---|
| Apartment, 1 person included | 800 MAD per day |
| Villa, 1 person included | 1,200 MAD per day |
| Extra person | +250 MAD per person per day |
This is routine cleaning: accessible dusting, vacuuming and mopping, the accessible kitchen surfaces, bathrooms and toilets, light care of a terrace. Not included: specialist window cleaning, paint or cement residue, stripping, crystallisation, textile cleaning.
Two requests are turned down in this format, deliberately:
- after building works: that is a post-construction clean, with its own price list above;
- heavily soiled property or a full restoration: send photos on WhatsApp for a suitable proposal.
The rate matches the number of days and people chosen: one day does not guarantee that the whole property is fully cleaned. Priorities are set with you, and any extra day or extra person is agreed before it is charged.
Example. A villa, 2 days, one extra person: 2 × 1,200 = 2,400 MAD, plus 1 × 2 × 250 = 500 MAD. Estimate: 2,900 MAD incl. VAT, with two people each day.
What a day covers is described on house cleaning in Marrakech.
The rules that apply to all four services
- Every price includes VAT, in dirhams: no tax line is added.
- Prices are indicative: based on the surfaces and conditions you declare, confirmed after photos or a visit. No surcharge is committed without your agreement.
- Each service has its own minimum, there is no common floor: 400 MAD for windows at home, 1,000 MAD for a shop, 500 MAD for offices, 2,000 to 7,500 MAD for post-construction, 400 MAD for textiles, one day for housekeeping.
- Lines are calculated to the centime, the total is rounded to the dirham.
- We bring the equipment and products; on site we need water, electricity and access to the surfaces to be cleaned.
- No clearing out and no rubble removal. No cherry picker, no ropes, no dangerous access. For offices, only the inside face of the glass is offered. Special access is assessed before confirmation.
- We work in Marrakech, from the day after your request; the date is confirmed with our team.
- Your request goes out on WhatsApp, followed by 3 to 5 photos: overall views, close-ups of the marks, access, particular surfaces. Replies seven days a week
Work out your estimate with these same rules, or send your quote request with your photos.

Frequently asked questions
What is the minimum charge for a job?
It depends on the service: there is no common floor. Windows at home: 400 MAD incl. VAT. Shop glass: 1,000 MAD. Office glass: 500 MAD. Post-construction: 2,000 MAD for a studio, 3,000 MAD for an apartment, a shop or offices, 7,500 MAD for a villa or riad.
Sofas, mattresses and rugs: 400 MAD. Standard housekeeping: one day, so 800 MAD in an apartment and 1,200 MAD in a villa. Below the minimum, a top-up is added.
How are surcharges for height, dirt or furniture worked out?
As a percentage of the base, never one on top of another. The base combines the items and, where relevant, the minimum top-up; for post-construction, the terraces too.
Each surcharge applies to it separately, then they are added up: on 750 MAD of windows, +20% for very dirty glass and +25% for pole work give 150 MAD and 187.50 MAD, so 1,088 MAD in total. A shop sign is never increased.
Why are your prices shown including VAT?
Because a price is compared with tax included. Every amount on this page already includes it: a window at 75 MAD incl. VAT, post-construction tiles at 20 MAD incl. VAT per m², a day of housekeeping in an apartment at 800 MAD incl. VAT. No VAT line is added to the estimate.
What can change the price after the photos?
What the estimate could not see: a surface different from the one declared, a pane larger than 2 m² or 4 m², an unidentified height or floor, a sign with raised or illuminated lettering, a delicate fabric that calls for another method. The scope and the price are confirmed before the job; nothing is added until you have accepted it.
How many days of housekeeping should I plan for?
It depends on the surface, the condition of the property and your priorities: the number of days and people is confirmed with you after your request.
The rate pays for the time chosen, not for a result across the whole property: one day at 800 MAD incl. VAT in an apartment does not guarantee that every room is finished. An extra person costs 250 MAD per day, and no extra day or person is charged without your prior agreement.
Does a stain or an odour on a sofa cost more?
No. The stains and odours you report trigger no automatic surcharge: they help us prepare the method, and the price stays that of the item, 550 MAD incl. VAT for a small L-shaped sofa for instance. On the other hand, no 100% result is guaranteed: some stains, discolouration or odours may remain, and mould or an infestation first needs a diagnosis.
