Cleaning in Chrifia, Marrakech

Nobody here asks us what it costs to clean an apartment. They ask what it costs to clean sixty apartments, and by what date.

Identical units, by the dozen, in four- and six-storey blocks

Chrifia lies south-west of Marrakech, on the Agadir road, beyond the urban ring, in a planned extension zone where affordable and mid-range housing has grown through successive operations. The setting is open, flat, windy and lightly planted.

The building stock is massively repeatable, and that is its main operational characteristic:

  • affordable and mid-range residential schemes, handed over in series of four- to six-storey blocks arranged in islands
  • multiple stair cores, standardised common areas, surface parking
  • units of the F2 and F3 types in the great majority — one or two bedrooms plus a living room — all identical within a given phase
  • alongside them, estates of economical two- and three-storey houses

The floors follow the same logic: porcelain and ceramic tiling everywhere, in a single range chosen by the developer for the whole scheme. The same product underfoot, the same wall tiling in the kitchen and bathroom, the same skirtings, tiled roof terraces. No marble — except in the halls of certain schemes — and no traditional floors.

That uniformity is not an editorial detail: it is what makes the pricing predictable. On a Chrifia scheme, once one typical unit has been measured and photographed, every unit of the same type is worked out the same way, to the dirham. It is the exact opposite of an architect-designed villa, where every room is a special case.

Sixty units, sixty calculations: in Chrifia, the minimum decides

The question that comes in from Chrifia is not "what does it cost to clean my apartment". It is "what does it cost to clean my sixty apartments, and can you be finished by the handover date?". Our whole local organisation turns on that question.

Each home is worked out on its own. There is no flat price per unit, no tier and no volume discount: the interior floor area of the home is multiplied by the rate for its floor — 20 MAD incl. VAT per m² of standard tiles, 30 MAD incl. VAT for any other surface — and then the minimum for its type applies: 2,000 MAD for a studio, 3,000 MAD for an apartment.

On the unit types found in this district, that minimum sets the price almost every time. A 62 m² tiled F2 unit gives 1,240 MAD of floors, an 85 m² F3 unit 1,700 MAD: both are charged 3,000 MAD incl. VAT. The square metre would only win above 150 m² of standard tiles, a size no unit on these schemes reaches.

For a developer, the consequence is convenient: the budget for a phase is set by multiplying the number of apartments by 3,000 MAD and the number of studios by 2,000 MAD, before any supplements.

Those are calculated on that base: +20% for a unit handed over with a lot of paint, adhesive or cement marks, +40% when thick residue covers almost every surface. The full rate card is on our post-construction cleaning prices, and the logic of a whole scheme on cleaning an apartment block for a developer.

The order of work is block by block, core by core. Never scattered. A team that jumps from one block to another loses its time in walking and carrying, and the developer loses any readable view of progress. The principle:

  1. One whole stair core is finished — every unit in it, from the top floor down.
  2. Finishes are checked unit by unit, before moving on to the next, which allows snagging to be cleared as the work goes rather than at the end.
  3. Common areas come last, once the units on that core are finished. Cleaning them earlier means doing them twice: every load of equipment passes through them.

What we do not do: promise a capacity we have not put in writing. A number of units and a handover date are confirmed together, after photos or a visit to the scheme — not over the phone, and not on the basis of a headcount displayed on a website.

Floors, joinery, roof terrace: what a Chrifia unit includes, and what stays out

  1. Floors and wet rooms. Floors and skirtings, bathrooms and toilets, internal stairs where there are any, small marks left by the works and a check of the finishes: all of that is in the price per m². It is the bulk of the value of a Chrifia scheme. The method by property type is on post-construction cleaning of an apartment.
  2. Joinery. Accessible windows are included in post-construction cleaning: on a phase, there is no separate window-cleaning line to add. Protective films baked on by the sun, plaster and paint spatter across hundreds of identical windows: a few marks stay at the base price, a unit where they are numerous falls into the +20%.
  3. The roof terrace, only if you add it: 10 MAD incl. VAT per m² on standard tiles, provided it is flat, protected and reached by a staircase. It is added after the minimum for the home.

What stays out of the quotation, on the other hand: rubble. We do not clear out and we do not remove rubble. Offcuts, bags and packaging must have left the unit and the stair core before we arrive; otherwise the date will not hold, and we say so before confirming it.

For a buyer taking possession of a unit already handed over clean who only wants a routine clean before the furniture goes in, the service is different: one day of standard housekeeping, 800 MAD incl. VAT with one person included — see housekeeping for an apartment. If dust and marks from the works are still there, it is post-construction cleaning, per m².

All these amounts include VAT, are the same across Marrakech, and are indicative: they are confirmed after photos or a visit to the scheme.

Loaded stair cores, vertical carrying and a handover date

External access is the easiest in our whole territory: wide scheme roads, no difficulty for a van, plenty of parking at the foot of the blocks. The distance from central Marrakech is handled in how the day is organised, not in a supplement: the rates are the same as in town.

The real constraints are those of a job in series:

  • No lift in the four- and five-storey blocks: vertical carrying over three to five levels, on every load of equipment up and every load of dirty water down.
  • Stair cores to be cleared before we come. Cluttered with offcuts at the point where the units are finished, they block the team's movements; removing that waste is for the structural contractor or the developer, not for us.
  • Site water and power supplied by the developer — to be confirmed in writing before the work. Without water or electricity on the day, we do not work, and across a whole phase that means a full team standing idle.
  • A programme imposed by the handover date, often at the end of a phase, with trades overrunning. Our rule is simple: we come in once every tradesperson has finished the unit, not while they are still there. A new visit after new works is not included: a paint touch-up on a unit handed over clean becomes a new request.
  • A duration that can be calculated. Our duration estimate is based on a team of 3: an 85 m² F3 unit with six windows and two wet rooms comes to 1.5 to 2 days. It is that base, unit by unit, that tells you whether a handover date can be met.
  • Wind and dust on an open, lightly planted site: glazing handed over clean in the morning may need redoing in the afternoon if the surrounds are not yet stabilised. The order of work takes that into account.

A finishes check on every unit, a return on the point raised

What we undertake towards a professional client:

  • A written protocol, identical for every unit of one type, with the list of points inspected. That is what makes one unit comparable to the next.
  • A check of the finishes at the end of each unit, included in the price, and a signed checklist, rather than one overall sign-off at the end of the phase — the only way to clear snags as you go.
  • A free return on the point raised where a ticked item is not up to standard, on the unit concerned and not on the whole phase.
  • No supplement committed without your agreement, on one unit as on the whole phase.

EPUREVA has more than 195 clients, works with certified products and holds professional liability insurance. Send us the number of units, their type and floor areas, the handover date you are working to and 3 to 5 photos of a typical unit to get an estimate per unit; we reply on WhatsApp seven days a week The list of areas covered is on the districts we serve.

Frequently asked questions

What does post-construction cleaning of an F3 unit cost on a Chrifia scheme, and does the price fall with volume?

A tiled 85 m² F3 unit gives 1,700 MAD of floors at 20 MAD incl. VAT per m², so the 3,000 MAD incl. VAT apartment minimum applies. A studio has a 2,000 MAD minimum.

The price does not fall with volume: each home is worked out on its own, with the same rates across Marrakech. Supplements for numerous marks (+20%) or thick residue (+40%) are calculated on that base, after photos.

Can you deliver a whole phase in Chrifia, several blocks, before a fixed handover date?

The achievable volume and the date are confirmed together, after photos or a visit to the scheme, and put in writing before the work. EPUREVA does not announce a capacity over the phone: the number of units per day depends on the type, on how far the trades have got and on whether the stair cores are available.

Our duration estimate per unit, based on a team of 3, is the starting point for the programme; what is written commits us, what is promised verbally commits nobody.

Are the common areas and stair cores of Chrifia blocks included in the price per unit?

No. The price of a unit covers the inside of the home. Halls, landings and stair cores are declared as a separate area, at the rate for their floor, and are done last, once the units on the core are finished: cleaning them earlier would mean doing them again, since every load of equipment passes through them. Offcuts and rubble must have been removed: we do not clear out.

Who supplies site water and power on a Chrifia scheme: the developer or the cleaning company?

The developer, and it must be confirmed in writing before the work. We bring the equipment and the products, but without water and electricity available on the day, we do not work. EPUREVA therefore sets this supply as an explicit condition, just like access to the stair cores and every trade having finished.
