Post-construction cleaning in Hivernage, Marrakech

It is not a buyer who opens the door, it is a technical manager with a snagging list in his hand. The level of finish is contractual, it is checked room by room, and it is signed for.

In short

In Hivernage, EPUREVA hands over suites and serviced-residence flats to the operator, not to a private owner. Marble in the bedrooms and circulation areas is counted at 30 MAD incl. VAT per m², standard tiles at 20 MAD/m², with a 3,000 MAD minimum per job for a flat or premises, and +15% when the furniture is already in place. Every unit ends with a signed handover report, and an isolated snag is put right within 48 hours without rerunning the whole service.

The person signing off is a technical manager

The difference shapes everything else. A private owner judges a villa on the general impression it gives; the technical manager of an establishment judges a unit against a written schedule, and will refuse to sign off on one isolated point without discussing the rest.

What that imposes in practice:

  • inspection by unit, not by building — each suite, each studio, each flat is checked and signed for on its own
  • the vocabulary of snags, not of opinion: the point is located, described, photographed, and it is either cleared or it is not
  • targeted rework: when a snag falls on a single bedroom, we come back to that bedroom, within 48 hours, and not to the whole floor

The logic of delivering in phases, with a named contact and a signed handover report, is set out on a scheme delivered in batches of units. The operating framework specific to a building open to the public is on restoring an establishment before it opens.

The furniture and the fabrics are already in place when we walk in

In a serviced residence, the furnishings are delivered and installed before the site is finished: upholstered headboards, curtains hung, banquettes, bedroom carpet, beds under protective covers. We therefore do not arrive in an empty volume but in a completed unit where everything that gets dirty is already installed.

The consequence is an order reversed from that of a conventional site:

  1. Protection before any mechanical action: covers over the seating, film over the headboards, curtains lifted and tied back, thresholds protected.
  2. Top-down dusting by fine-filtration extraction, never with a blower, because a blower redistributes site dust into fabrics that stay in the room for good.
  3. Floors last, with rinsing kept under control anywhere near the fabrics.

Working around a furnished unit has a clear price: +15% on the base, for protection and working around the furniture. What the service does not include, and what has to be said before the quotation: we do not take the curtains down, we do not remove made-to-measure sewn covers and we handle no linen.

Mattresses and L- or U-shaped sofas are cleaned separately, on site, under our sofa, mattress and rug service — a double mattress at 400 MAD incl. VAT, 400 MAD textile minimum; headboards, banquettes, curtains and carpet are not on that list.

The marble in the circulation areas, and the crystallisation question

Halls, main staircases, corridors on each floor, bathrooms: marble is the dominant floor in this quarter, and it is what decides the impression given on opening day. Two treatments are often confused, and only one of them is ours.

Post-construction cleaning removes cement haze, paint splashes and adhesive residue. It hands back clean marble, matt or satin according to its original finish. On marble it is counted at 30 MAD incl. VAT per m², like any floor that is not standard tiles.

Crystallisation, a mechanical treatment that restores the shine, is not part of it and we do not offer it: the treatment is matched to the material, and not every floor can be crystallised. Cleaning includes no sanding and no repairs either — scratched marble stays scratched. The material-by-material precautions are on marble, zellige and tadelakt floors.

A bedroom timber floor falls under the same 30 MAD/m² rate, with a treatment suited to wood. Example: an 85 m² marble suite, already furnished, comes to 2,550 MAD of floors, brought up to the 3,000 MAD minimum, then +15%, i.e. 3,450 MAD incl. VAT; with 6 windows and 2 bathrooms, the indicative duration is 2 to 2.5 days for a team of 3.

What the operator is given at the end of each unit

A technical manager does not need a promise: he needs a document that lets him clear his own snags with his own management.

At the end of each unit, he receives:

  • the inspection checklist, walked point by point on site and countersigned by both parties
  • a dated photo report of the unit handed over, sent before his visit
  • the schedule of snags raised, with a committed rework date against each one
  • a compliant invoice, ICE and VAT at 20%, itemised unit by unit

The rework guarantee applies to the point reported, within 48 hours, without a fresh full service. We are reachable seven days a week for the whole delivery period, on a single number, before the invoice as well as after it. The amounts on this page are indicative: they are confirmed after photos or a visit, and no surcharge is committed without your agreement.

The operating constraints of the area — contractor badge, service lift, designated water points, low-season calendar — are detailed on our Hivernage area page, and the general process of a restoration before handover on our post-construction method step by step. Frequently asked questions

How is a batch of finished suites signed off in Hivernage?

Unit by unit, never building by building. Each suite or flat is checked against a checklist walked point by point with the technical manager and countersigned on site, together with a dated photo report sent before his visit. Any snags are located and described one by one, each with a committed date for putting it right.

Does a snag in one bedroom mean the whole floor is done again?

No. The rework guarantee covers the point reported, in the unit concerned, and applies within 48 hours. That is what makes it usable without negotiation: neither the operator nor ourselves have any interest in turning an isolated snag into a fresh full service across units already signed off.

Does the marble in the circulation areas have to be crystallised before opening?

It will not be our job: crystallisation is not one of our services. Post-construction cleaning hands back clean marble in the substrate's original finish, at 30 MAD incl. VAT per m². It rescues neither a scratch nor marble that needs regrinding, and it includes neither sanding nor repairs.

Are the furniture and fabrics already installed in the suites protected?

Yes, before any mechanical action: covers over the seating, film over the headboards, curtains lifted and tied back, thresholds protected. Dusting is done by fine-filtration extraction and never with a blower. This work around the furniture is what the 15% furnished-property surcharge covers. EPUREVA does not take curtains down, does not remove made-to-measure sewn covers and handles no linen.
