Cleaning in Saada, Marrakech
In Saada, every house on the same estate comes off the same plan. It is the one district in Marrakech where we can give you a serious price before ringing your doorbell — and where we have to say precisely where that promise stops.
An estate where the houses are copies of the same plan
Saada was built through planned development schemes, and it shows on the ground: within a single estate, the plots have the same dimensions and the houses were built to a small number of standard plans. Same footprint, same one or two upper floors, same layout, same floor area, often the same window frames.
That repeatability is a working fact, not an anecdote:
- The floor area is known in advance. A standard plan has a stable living area from one house to the next.
- The number of openings is stable. So the window item is counted, not estimated: one window per frame, one patio door per sliding unit.
- The roof terrace is standard, reached by an internal staircase, with an area that follows from the footprint.
- Floors are consistent within an estate: tiles in most homes, marble on the stairs and sometimes in the living room in the more carefully finished houses, the odd decorative zellige in a lounge or a bathroom.
Around the edges there are also small recent gated residences and a few four-storey blocks, which follow the logic described on apartment housekeeping by the day.
Pricing without travelling, and saying where the promise stops
The market lets people down on one precise point in Marrakech: the price given over the phone that doubles once the team is on site. Saada is the district where we can do better — provided we name the limit instead of hiding it.
What we need to price remotely:
- The standard plan or 3 to 5 photos: overall views, stairs, kitchen, bathroom, terrace, and close-ups of whatever worries you.
- The number of windows and patio doors, and their height if any goes above 3 metres.
- The number of levels actually to be done. A two-storey house whose top floor is closed and empty is not a two-storey house.
- The area of the roof terrace, priced separately and never included by default.
- The reason: housekeeping by the day, a post-construction clean after works, sofas and rugs before a family gathering.
With these, the price calculator gives an immediate estimate, and the full price list lets you check every line. Example on a standard plan with 12 windows and 3 patio doors: 900 MAD + 450 MAD, so 1,350 MAD incl. VAT of windows.
Where the promise stops. A plan gives a floor area and a number of openings; it does not give a condition. What a plan does not show: bars in front of the windows (+20% if the glass remains reachable), very dirty glass (+20%), paint or cement marks (+40%), a heavily soiled house that falls outside standard housekeeping.
The price given therefore remains indicative until the photos or the visit, and no surcharge is added unless you have accepted it.
Housekeeping by the day, textiles, then the openings
1. Standard housekeeping in the family house. This is the district's main request: an occupied house, brought back up to standard before an occasion or kept up through the year. A detached house is declared as a villa: 1,200 MAD incl. VAT for a day with one person, and 250 MAD more per day for each person added; an apartment in the neighbouring residences, 800 MAD per day.
Included: accessible dusting, vacuuming and mopping, kitchen, bathrooms, light terrace upkeep. Not included: specialist window cleaning, paint or cement residue, textiles.
On a two-storey house, one day does not guarantee a complete clean of the whole house: one day with two people comes to 1,450 MAD, and any extra help is agreed before invoicing. After works, the roof terrace falls under terrace cleaning after building work: 10 MAD per m² on standard tiles.
2. The family house's textiles. Rugs 30 MAD incl. VAT per m², mattresses 300 MAD single and 400 MAD double, L-shaped sofas from 550 to 600 MAD and U-shaped from 650 to 750 MAD, with a 400 MAD textile minimum. A double mattress and a 2 × 3 m rug come to 580 MAD.
Everything is treated at home; allow half a day to a full day for drying, and no 100% result is guaranteed on an old stain. The Moroccan salon is not on our price list. See what we do on a rug.
3. Windows. The standard plan gives the number of openings before the visit: a window of 2 m² at most costs 75 MAD incl. VAT, a patio door of 4 m² at most 150 MAD, and a visit never goes below 400 MAD.
The frames, tracks and roller shutters within reach are in the price: with or without a shutter, the price is the same. When leaving the works, accessible windows are included in the post-construction clean.
Quiet streets, two or three levels, a terrace up the internal stairs
It has to be said plainly: Saada is the easiest district to work in across our whole area. Direct vehicle access, quiet access roads, parking outside the house, no shared security, no pass, no time slot imposed by a building manager, and no constant dust outside windy spells.
What remains, and still matters:
- Carrying up two or three levels, by stairs of standard width. That is time, and that time goes into the number of days.
- The terrace reachable only from inside. Water, equipment and waste go through the house: the route and the steps are protected, and the route is cleaned at the end of the day. It is also what makes it eligible in a post-construction clean — a roof terrace must be flat, protected and reached by a staircase.
- An occupied house. We work with the family at home or coming and going: the team moves from one room to the next, closing the door behind it, and each room is handed back usable before the next one is started.
Water and electricity are available, which is a condition of all our services: without them, we cannot work.
Indicative price and confirmed price: the difference we write down
A remote estimate is only useful if its status is clear. Ours is indicative, in dirhams incl. VAT, with the detail line by line: what has been assumed, what remains to be confirmed, and what could make the amount change. What makes it final: your photos or our visit. And nothing is added to it without your agreement.
On site, the method is adapted to the floor: on stair marble or decorative zellige, a trial is done on an inconspicuous area and approved with you before rolling out. At the end of the job, the checklist is gone through room by room and signed: any ticked point not up to standard is redone free of charge within 48 hours.
We work with certified products, under professional liability insurance, for over 195 clients to date. The plan or a few photos are enough to start: send them via the quotation page, we reply seven days a week The districts served are listed on our service areas.

Frequently asked questions
Can you give me a price for my house in Saada without coming out, if I send you the plan and the floor area?
Yes. With the standard plan or 3 to 5 photos, the number of windows and patio doors, the number of levels and the terrace area, we send back an estimate line by line — for example 1,350 MAD incl. VAT of windows for 12 windows and 3 patio doors. It stays indicative: a plan gives a floor area and openings, not the condition of the glass or the floors.
All the houses on my estate in Saada are identical: is the price the same for each one?
The basis of calculation is the same, since the openings and the floor area are. What varies from one house to the next is the condition: very dirty glass or bars add 20%, paint or cement marks 40%, and a dirtier house needs more days of housekeeping. Two houses on the same plan can therefore have the same estimate and two different confirmed prices.
Is the roof terrace of a house in Saada counted in the floor area or charged separately?
Separately, and only if you add it. In a post-construction clean, allow 10 MAD incl. VAT per m² on standard tiling and 30 MAD per m² for any other surface, after the job minimum; it must be flat, protected and reached by a staircase. In standard housekeeping, light terrace upkeep is included in the day.
Do you clean the Moroccan salon and the rugs of a family house in Saada?
Rugs yes, at 30 MAD incl. VAT per m²; the Moroccan salon is not on our price list. We also treat mattresses, at 300 or 400 MAD depending on size, and L- or U-shaped sofas, from 550 MAD. The textile minimum is 400 MAD: a 2 × 3 m rug and a double mattress come to 580 MAD.
