Post-construction cleaning for hotels in Marrakech
A hotel opening is prepared with bookings already taken. A refurbishment is often carried out while part of the rooms still have guests in them. Either way, the cleaning works under operational constraint, and its price has to be known before the date, not after.
In short
Post-construction cleaning of a hotel in Marrakech is priced per m² of internal floor area, all levels added together: 20 MAD incl. VAT on standard tiles, 30 MAD incl. VAT on marble, tadelakt, zellige or any other floor, with a 3,000 MAD minimum per job. There is no price per room and no volume discount: a 600 m² hotel with 150 m² of marble, an 80 m² tiled terrace and many marks left by the works comes to 17,160 MAD incl. VAT.
Opening on the date you announced
A hotel that opens late does not only lose room nights: it loses the first wave of online reviews, the one that conditions all the others. Since cleaning is the last operation before furniture and soft furnishings go in, it mechanically absorbs every delay upstream.
Our answer lies in the sequencing rather than in a promise:
- the programme is built backwards from the opening date, and cut into zones rather than run as one global operation
- each zone goes through the finishing check before the team moves on, so that dressing one floor can start while the next is being worked
- the date is chosen from the day after your request and confirmed with our team, zone by zone
- we enter a zone once every trade has left it: a painter coming back after us undoes the work, and a new visit after new works is not included
The hard point of an opening is therefore not our team: it is the real end of the works. For a property in the medina, where access and materials change everything, the logic set out on riad cleaning applies as well.
Working zone by zone while part of the hotel is trading
This is the most common case on a refurbishment: a floor or a wing is closed, the rest has guests in it. The cleaning job then has to be invisible to them.
- A dedicated route: one protected access route between the service entrance and the zone being worked. Equipment never passes through guest areas.
- Containment: sheeting and closures at the zone boundaries, so that cutting dust does not migrate into corridors still in use.
- Hours: noisy operations — rotary machine, vacuuming — fit the slots agreed with management, not ours.
- Rubble: it is taken out by the building contractor before we arrive. We do not clear out, in a hotel or anywhere else.
- Checked zone by zone: a zone signed off is a zone nobody crosses again.
A zone that is already furnished — beds in place, rooms fitted out — takes +15% on the base price, for protection and working around the furniture. The same split applies to a serviced-apartment building or a partly occupied block, whose organisation is set out on the page dealing with multi-unit schemes.
The model bedroom, repeated fifty times
A hotel is the only job in this range where repetition is total: the same room, the same layout, the same materials, dozens of times over. That is a constraint on pace, not a lever on price.
What is included in each bedroom:
- the floor and skirtings, at the rate for their material
- the bathroom and WC: shower tray or bath, screen, wall tiling, taps, mirror, vanity unit
- the room's accessible windows, frames included
- small marks left by the works: dots of paint, adhesive, cement
- the finishing check before moving on to the next room
A balcony or private terrace is only done if you add it, at the terrace rate. Wardrobes, the headboard and fitted furniture should be shown on the photos: the scope is confirmed before the work.
Fifty identical rooms do not bring the price per m² down: the rate is the same for the first room and the fiftieth. What repetition brings is a predictable duration, because the model room can be timed from the very first one.
Commercial kitchen, hammam and spa
Three spaces call for their own protocol. Their price follows the same schedule: the floor material, per m².
The commercial kitchen. Stainless steel everywhere, protective film on every panel, floor gullies and channel drains. Brushed stainless steel is worked in the direction of the grain, never across it, and never with a blade.
The kitchen floor counts in the internal floor area. Extract canopies, ductwork and equipment are not part of what is included as standard: show them on the photos and the scope is confirmed before the date.
The hammam and the spa. Tadelakt — the polished lime plaster used on Moroccan wet rooms — marble, stone, built-in benches: no alkaline detergent, no stiff brush and no aggressive steam on tadelakt.
These floors are at 30 MAD/m² incl. VAT, like any floor other than standard tiles, and the treatment is matched to the material: not every floor can be crystallised. We clean; we do not sand and we do not repair. Damaged tadelakt is put right by the craftsman. The materials are covered in detail on the page dealing with traditional materials.
The terraces. A swimming pool basin is not one of our services. External terraces and the roof terrace are added at 10 MAD/m² incl. VAT on standard tiles and 30 MAD/m² incl. VAT for any other surface; a roof is only done if it is flat, protected and reached by a staircase. Detail on the terraces page.
Bedding and upholstery delivered before the job ends
In a hotel, bedding and seating often arrive before the last finishes are done. The result: mattresses and sofas collect the cutting dust.
Fitted carpet and curtains are not among our services. Mattresses, L-shaped or U-shaped sofas and rugs fall under our in-home upholstery cleaning: single mattress 300 MAD incl. VAT, double mattress 400 MAD incl. VAT, rugs 30 MAD/m² incl. VAT, with a 400 MAD textile minimum per visit.
Drying takes half a day to a full day, sometimes longer depending on the fabric and the ventilation: it has to be built into the zone's opening programme, because a mattress is neither used nor covered before it is dry.
The price schedule applied to a hotel
A hotel is declared as commercial premises or offices. The price is worked out on the internal floor area, all levels added together, without the garden or the terraces:
- standard tiles: 20 MAD/m² incl. VAT
- marble, bejmat or terracotta, tadelakt, polished concrete, natural stone or zellige, wood: 30 MAD/m² incl. VAT; where several floors coexist, you declare the m² that are not standard tiles
- minimum: 3,000 MAD incl. VAT per job
- terraces: 10 MAD/m² incl. VAT on standard tiles, 30 MAD/m² incl. VAT for any other surface
- supplements on the base price: many marks +20%, thick residue on almost every surface +40%, furnished property +15%
Example. A hotel with 600 m² of internal floor area including 150 m² of marble, an 80 m² tiled terrace and many marks left by the works: 450 m² × 20 MAD = 9,000 MAD; 150 m² × 30 MAD = 4,500 MAD; 80 m² × 10 MAD = 800 MAD.
Base: 14,300 MAD; +20%: 2,860 MAD. Total: 17,160 MAD incl. VAT. With 30 windows and patio doors, 20 bathrooms and WCs and two upper floors, the indicative duration is 13 to 13.5 days for a team of 3. Already furnished, the same hotel costs 2,145 MAD more, i.e. 19,305 MAD incl. VAT.
Accessible windows are included. Atrium or facade glazing falls under high-level glass cleaning, up to 5 m from the ground: we have neither a cherry picker nor ropes. There is no rate per room, no volume discount and no contract: every job is priced on this schedule. The price is indicative and confirmed after photos or a visit; no supplement is committed without your agreement.
The range schedule is on the range price schedule, every service on the price page, and the general method on our post-construction service. A run of studios follows the logic of the studio page; an aparthotel, that of the single-apartment page; a guest villa, that of the villa page. For a figure, send us the floor areas, the floor types and the opening date.

Frequently asked questions
Can you work while part of the hotel still has guests in it?
Yes. The property is split into closed zones, with a dedicated protected service route, containment at the zone boundaries so dust does not migrate, and time slots agreed with management for the noisy operations. One condition: the works in the zone must be finished, and its rubble removed, before we arrive.
How is the price worked out for a hotel with several dozen rooms?
Per m² of internal floor area, all levels added together: 20 MAD incl. VAT on standard tiles, 30 MAD incl. VAT on any other floor, with a 3,000 MAD minimum. Terraces are added at 10 or 30 MAD/m², then any supplements.
There is no price per room and no volume discount. Example: 600 m² with 150 m² of marble, an 80 m² tiled terrace and many marks comes to 17,160 MAD incl. VAT.
Is the commercial kitchen included in the price per m²?
Its floor is: it counts in the internal floor area, at the rate for its material. Extract canopies, ductwork and stainless steel equipment are not part of what is included as standard. Show them on the photos: the scope is confirmed before the date, and no supplement is committed without your agreement.
Is there a risk of damaging the tadelakt in the hammam?
Not with the right protocol. Tadelakt takes neither alkaline detergent, nor a stiff brush, nor aggressive steam. It is cleaned at the rate for any floor other than standard tiles, 30 MAD/m² incl. VAT. We neither sand it nor repair it: damaged tadelakt is put right by the craftsman who laid it.
Can the corridor carpet be cleaned before opening?
No: fitted carpet and curtains are not among our services. Mattresses, L-shaped or U-shaped sofas and rugs are, as part of our upholstery cleaning: single mattress 300 MAD incl. VAT, double 400 MAD incl. VAT, rugs 30 MAD/m², 400 MAD minimum. Allow half a day to a full day of drying in the zone's programme.
Do you issue an invoice our accounts department can use?
Yes. All our prices are stated in dirhams including VAT, and the invoice carries EPUREVA's ICE registration number. The amount is indicative at the estimate stage, confirmed after photos or a visit before the work, and no supplement is added to it without your agreement.
