Cleaning on the route de Fès, Marrakech

On the route de Fès, the client does not choose the date. There is a window — between the tradesmen leaving and moving in, or between the end of the works and reopening — and it does not move.

A comb-shaped road: villas on one side, large sites on the other

The route de Fès is developing like a comb: the road is wide, and on either side secondary roads serve, on one hand, estates of villas and recent gated residences, on the other, large plots taken up by public facilities and business premises.

It is the first group that most of our offer along the road concerns, for three reasons:

  • Homes are still being handed over. New villas, extensions, residences whose last units are being finished: a post-construction clean is the natural request, and it is counted in m² of indoor floor area, floors added together — no garden, no land, no terraces, which are added separately.
  • Areas are large and floors are mixed. Standard tiles in bedrooms and service rooms, marble in the living room and on the stairs, sometimes polished concrete or tadelakt in a bathroom. Just state how many m² are not standard tiles: they are counted at 30 MAD per m², everything else at 20 MAD per m².
  • The buildings are recent, so they are glazed. Sliding patio doors onto terraces, large windows in series: the window item is counted per unit, whole frame.

The second group, the road's establishments and premises, enters our offer through two doors only: the post-construction clean after works, and windows — shop windows, or offices on the inside face. Routine maintenance of an establishment, floors to be stripped or courtyards to be washed are not part of what we offer.

One advantage worth naming: on this type of site, water and electricity are available. That is a condition of all our services, not a detail.

Between the tradesmen leaving and the date that will not move

Whether it is a villa before moving in or premises before reopening, the post-construction clean happens in a short interval, and everything is decided beforehand, not during.

  1. No tradesmen left on site on the chosen date. Our team only goes in once the last trade has left. A painter who returns after our visit opens a second job, and a clean after new works is not included.
  2. Rubble and items to throw away already gone. Clearing out is not our trade: removal is arranged with the building contractor, not with us.
  3. Water at the tap and power at the sockets on the day. On a new villa not yet connected, the date waits for the meter.
  4. No same-day visit: the earliest is the next day, and our team confirms the date. The earlier it is requested, the better the interval holds.

The duration is calculated, not improvised. For a 250 m² villa in standard tiles, on two levels, with 20 windows and patio doors and 5 bathrooms and WCs, the estimate comes to 3.5 to 4 days for a team of 3; the price, 5,000 MAD of floor area, is raised to the 7,500 MAD incl. VAT villa minimum. Plenty of paint or cement marks add 20% to the base price, an already furnished property 15%.

What we do not do: confirm a duration or an amount before seeing the photos. On these areas, the gap between a remote estimate and reality is counted in days.

Villa post-construction clean, windows in series, housekeeping by the day

1. The post-construction clean of a villa or premises. 20 MAD incl. VAT per m² on standard tiles, 30 MAD per m² on marble, bejmat, tadelakt, polished concrete, stone, zellige or wood. Minimum 7,500 MAD for a villa, 3,000 MAD for an apartment, a shop or offices.

Each declared terrace is added: 10 MAD per m² if it is standard tiles, 30 MAD per m² otherwise; on the roof, only if it is flat, protected and reached by a staircase.

In the price: floors with their skirting, stairs, bathrooms and WCs, the windows within reach, the small marks left by the tradesmen and a check of the finishes. How a house is handled is described on the post-construction clean of a new villa, that of the road's residences on handing over an apartment after works.

2. Windows in series. Recent villas and residences have series of identical frames: once the method is set on the first opening, the rest are predictable. 75 MAD incl. VAT per window up to 2 m², 150 MAD per patio door up to 4 m², 400 MAD minimum call-out charge; accessible frames, tracks and roller shutters included, no dismantling.

In a tall entrance hall, up to 5 metres with a pole from the ground, at +25%; above that, neither a cherry picker nor ropes. For premises: shop windows 25 MAD per m², 1,000 MAD shop minimum, and offices on the inside face only, 15 MAD per m², 500 MAD minimum. High glazing is covered on the pole and its limits.

3. Standard housekeeping, once you have moved in. For the upkeep of an occupied villa: 1,200 MAD incl. VAT per day, one person included, +250 MAD per extra person per day; in an apartment, 800 MAD per day.

The day covers dusting, floors vacuumed and mopped, the kitchen, the bathrooms and a light going-over of the terrace. It is neither a post-construction clean nor a restoration: after works, it is item 1. The detail is on housekeeping a villa by the day.

The textiles of a newly furnished house — L- or U-shaped sofas, mattresses, rugs — are presented on our sofas, mattresses and rugs page.

Residence passes, access lists, handover on a fixed date

Getting equipment in is the simplest thing on this road: wide roads, turning space, easy parking. The constraints are administrative and to do with the calendar.

  • Gated residences. Access through the caretaker or the building manager, sometimes on a list: we send the information requested before the date, not on the morning itself.
  • Establishments. No work while the public is present; the site's access authorisation and safety instructions add to our own rules and take precedence over them.
  • A handover date that does not move. That is why the three conditions — works finished, rubble removed, water and electricity — are checked on photos before we confirm.

The roadside is exposed to wind and dust. Gardens, courtyards, car parks and land are not part of the post-construction clean: only the indoor floor area and the terraces you add are counted, and a pitched roof is never cleaned.

Photos first, and what we refuse to announce without them

A request on the route de Fès starts with a summary sent on WhatsApp, followed by 3 to 5 photos — each room as a whole, close shots of the marks, the way in, any unusual surface. The summary gives the indoor floor area, the floor types, the terraces, the number of openings and bathrooms, and the preferred date. Whatever is not in it is not counted.

At the end of the visit, the checklist is gone through and signed with you; a ticked point that falls short is put right at no charge within 48 hours. The teams work with certified products and under professional liability insurance, and EPUREVA has over 195 clients.

Our amounts are in dirhams incl. VAT; they become firm once the photos are seen or the visit made, and nothing is added without your agreement. To launch the request, use the quotation form: we read messages seven days a week For the neighbouring districts, see the map of the areas served.

Frequently asked questions

How many days does the post-construction clean of a new villa on the route de Fès take?

The duration is calculated from the indoor floor area and the number of windows and patio doors, bathrooms and floors, for a team of 3. A 250 m² villa in standard tiles on two levels, with 20 openings and 5 bathrooms and WCs, comes to 3.5 to 4 days. Numerous marks from the works and a furnished property lengthen it. The duration is confirmed after photos.

Can you come in before the works are finished to meet a reopening date on the route de Fès?

No. We come in once every tradesman has finished, with the rubble removed and water and electricity available. A visit before the end of the works would have to be redone, and a clean after new works is not included. To hold a date, the answer is to book early: the earliest date is the next day, and it is confirmed with our team.

How does your team get access to an establishment on the route de Fès?

We send the information the site asks for before the date and we follow its safety instructions, which take precedence over ours. No work takes place while the public is present. In an establishment, we come in for a post-construction clean after works, 3,000 MAD incl. VAT minimum, and for windows — inside face only for offices.

Are the garden and car park of a villa on the route de Fès included in the post-construction clean?

No. The post-construction clean counts the indoor floor area, floors added together, with no garden, land or terraces. Terraces are added if you declare them: 10 MAD incl. VAT per m² on standard tiles, 30 MAD per m² for another surface. Paths, courtyards, car parks and pitched roofs are not offered.
