Post-construction cleaning for apartment blocks and developers

You are not buying cleaning. You are buying the certainty that each unit will be clean on the day of the buyer's viewing, at a price you can work out yourself before you write to us.

EPUREVA team arriving on a handover site in Marrakech, unloading their equipment

In short

On a residential scheme in Marrakech, EPUREVA prices each home as a property in its own right, per m² of internal floor area: 20 MAD incl. VAT on standard tiles, 30 MAD incl. VAT on other floors, with a minimum of 2,000 MAD for a studio, 3,000 MAD for an apartment and 7,500 MAD for a villa. A tiled 85 m² apartment therefore comes to 3,000 MAD incl. VAT. There is no per-unit schedule, no volume discount and no framework agreement.

The real risk is not the price, it is the day itself

The complaint most often levelled at Marrakech cleaning companies in public reviews is neither the rate nor the technique. It is the team that does not turn up, and the phone that stops being answered once the problem is reported. On a scheme that is not an inconvenience: it is a postponed handover, a buyer who walks away, and a key-release programme to rebuild.

What we put opposite that, written here rather than promised on the phone:

  • a price you can calculate before the first exchange: the rate per m² and the minimums are published, identical for every unit
  • a date chosen from the day after your request, then confirmed with our team
  • a visit only once every trade has finished the unit: we do not clean a home where work is still going on
  • the finishing check at the end of each unit, included in the price
  • replies on WhatsApp seven days a week, on the same number before and after the work

The scenario that wrecks most handover programmes is well known: the cleaning team arrives and an electrician is still in the kitchen. In that case we do not start, and we do not come back after new works without a new request. Choose a date when the unit really is finished: it is the only condition that holds a programme together.

The common parts, the item quotations forget

A buyer does not only view his own unit: he crosses the lobby, climbs the stairs, takes the lift. A scheme handed over with forty immaculate apartments and a stairwell covered in cement haze gives exactly the opposite impression to the one intended.

The common parts are declared as a separate area, at the rate for their floor:

  • entrance lobby: floor and skirtings, accessible door glazing, letterboxes and entryphone to be pointed out
  • stairwell over its whole height: treads, risers, landings — stairs are included
  • lift car: floor, walls, mirror, landing thresholds, to be shown on the photos
  • bin store and plant room: dust removal, once the offcuts have been cleared by the contractor

A marble lobby and landings count at 30 MAD/m² incl. VAT, a tiled stairwell at 20 MAD/m² incl. VAT. The property type used, and therefore the minimum, is confirmed on the photos. The order is fixed: the common parts are done after the units they serve, never before. A stairwell cleaned while the teams are still carrying equipment down it is a stairwell to do again.

How a visit to a scheme runs

The sequence is identical from one unit to the next. That is what makes the programme predictable.

  1. Estimate per unit: property type, internal floor area, floor, condition. The summary goes out on WhatsApp, followed by 3 to 5 photos: overall views, close-ups of the marks, access, particular surfaces.
  2. Price confirmed after photos or a visit. The amount shown is indicative; no supplement is committed without your agreement.
  3. Date from the next day, confirmed with our team, once the trades have left and the rubble has been removed. Water and electricity must be available.
  4. Unit-by-unit working: floors and skirtings, accessible windows, bathrooms and WCs, stairs, small marks of paint, adhesive or cement.
  5. Finishing check before moving on to the next unit.
  6. Common parts last, when nobody is carrying equipment through them any more.

A unit handed over with far more marks than declared? The matching supplement — +20% for many marks, +40% for thick residue on almost every surface — is announced to you before it is committed, never discovered on the invoice.

The schedule unit by unit, without steps

Each home is priced on its internal floor area, all levels added together, terraces apart. A few typical units, standard tiles unless stated:

  • Studio, 35 m²: 35 × 20 = 700 MAD, raised to the studio minimum: 2,000 MAD incl. VAT
  • Apartment, 85 m²: 85 × 20 = 1,700 MAD, raised to the apartment minimum: 3,000 MAD incl. VAT
  • Apartment, 160 m²: 160 × 20 = 3,200 MAD incl. VAT
  • Villa, 250 m²: 250 × 20 = 5,000 MAD, raised to the villa minimum: 7,500 MAD incl. VAT
  • Villa, 400 m² with 100 m² of marble: 300 × 20 + 100 × 30 = 9,000 MAD incl. VAT

The apartment minimum covers up to 150 m² of standard tiles; the villa minimum, up to 375 m². Each unit's terraces and roof terraces are added at 10 MAD/m² incl. VAT on standard tiles and 30 MAD/m² incl. VAT for any other surface. Supplements are worked out on that base: +20%, +40%, and +15% for a unit that is already furnished.

What this schedule does not do: fall with the number of units. Ten tiled 85 m² apartments are ten times 3,000 MAD. We would rather write that here than let you discover it in a negotiation: there is no per-unit rate, no volume discount and no framework agreement. The detail by unit type is on the apartment page, studio-type units and villa-type units.

Prices incl. VAT, confirmation and company documents

This is where the market is weakest, and it is a genuine sticking point when a construction file is being closed.

  • Every price is in dirhams including VAT. No tax calculation to redo in the accounts.
  • One summary per unit: property type, floor area, floor, supplements. Each amount can be matched to a specific home.
  • A price confirmed before the work, after photos or a visit. No supplement is committed without your agreement.
  • ICE, RC trade register entry, tax clearance certificate and CNSS social security certificate, less than three months old, supplied on request.

Subcontracting or using your own site labour

This is the classic objection from developers with in-house site teams. The terms of the calculation, without the rhetoric:

  • Recruiting, training and registering a dedicated cleaning team, a trade distinct from the structural works — against a team already trained and mobilised only at handover.
  • Buying and maintaining a specialist fleet — rotary machine, wet and dry vacuum, steam cleaner — against equipment and products we bring, with no capital tied up.
  • Checking the finishes when the site team has already moved on to the next job — against a finishing check included in every unit.
  • Carrying or under-employing a team between two schemes — against a price per unit delivered, with no fixed cost.

Two things remain on your side, and we say so up front: removing the rubble and anything to be thrown away — we do not clear out — and water and electricity on the day. Cleaning a tiled 85 m² apartment costs 3,000 MAD incl. VAT, a fraction of the unit's sale price. It is the last thing done before the buyer's viewing, and the first thing he will judge.

To start a scheme, send us the list of units and the handover date. The prices for this range are on the post-construction price page, the full method on post-construction cleaning in Marrakech, and every service we sell on the price schedule.

Frequently asked questions

Can you hold the date on a scheme of several dozen units?

The date is chosen from the day after your request and confirmed with our team, unit by unit. It holds on three conditions: the trades have finished the unit, the rubble has been removed, water and electricity are available. As a guide, a tiled 85 m² apartment takes 1.5 to 2 days for a team of 3.

From how many units does the discount apply?

There is no volume discount. Each home is priced on the same schedule: 20 MAD incl. VAT per m² of standard tiles, 30 MAD incl. VAT per m² of other floors, with a minimum of 2,000 MAD for a studio, 3,000 MAD for an apartment and 7,500 MAD for a villa. Ten tiled 85 m² apartments are ten times 3,000 MAD incl. VAT.

Are the common parts included in the price of the units?

No, they are declared as a separate area, at the rate for their floor: 20 MAD/m² incl. VAT on standard tiles, 30 MAD/m² incl. VAT for a marble lobby or landings. Stairs are included. They are done after the units they serve, never before, otherwise they would have to be done again.

What happens if a unit is not ready when the team arrives?

We only work once every trade has finished: a unit where work is still going on is not cleaned, and a new visit after new works is not included. The same applies if the rubble has not been removed — we do not clear out — or if water and electricity are missing. Choose a date after the real end of the works.

Is the invoice compliant for a developer's accounts department?

Yes. Prices are in dirhams including VAT, each unit has a summary with its type, floor area, floor and supplements, and the invoice carries EPUREVA's ICE registration number. ICE, RC trade register entry, tax clearance certificate and CNSS certificate less than three months old are supplied on request.

What happens if a unit is handed over in a heavier condition than expected?

The matching supplement is announced to you before it is committed: +20% on the base price for many marks, +40% for thick residue on almost every surface, after diagnosis on photos. No supplement is added without your agreement, and none is ever discovered on the invoice.

Does the price hold for the whole duration of the scheme?

The schedule is public and identical for every unit; the price of each home is confirmed after photos or a visit, when it is booked. We do not sign framework agreements and do not freeze a schedule specific to one scheme: what you calculate on this page is what applies.
