Post-construction cleaning in Amelkis, Marrakech
On an estate villa, a good share of the site sits outside: terraces, the driveway, an outbuilding, a pool still full of offcuts. Before measuring anything, you need to know what the price covers and what it does not.
In short
On an Amelkis villa, EPUREVA prices post-construction cleaning on two surfaces, and only two. The indoor floors first: 20 MAD incl. VAT per m² of standard tiles, 30 MAD/m² for marble, tadelakt and any other floor, with a 7,500 MAD villa minimum. Then the terraces, added at 10 MAD/m² on standard tiles or 30 MAD/m² on any other surface. The pool, the driveway and the garden stay off the quotation. The price is indicative and confirmed after photos or a visit.
Outside, there is more surface than inside
An estate villa is handed over with an outdoor footprint that frequently exceeds the indoor one: covered terrace, paving around the house, roof terrace, the driveway from the gate, the caretaker's outbuilding. On a home with the same living area in town, the question barely arises.
Our price does not cover everything outside, and it is better to know that before you get the tape measure out. Two areas are recorded, separately:
- the indoor area, all floors added together — without the garden, the grounds or the terraces;
- the terraces you choose to add: ground-level terrace, covered terrace, or a roof terrace if it is flat, protected and reached by a staircase. No pitched roofs.
The driveway, the low walls, the gate, the garden and the pool fall into neither. The principle of per-square-metre pricing is set out on the city-wide post-construction page; the protocol applied to a detached house is on a villa handed over after building work.
Interior first, terraces second: the order does not reverse
The classic mistake is to start with the terraces, because they are visible from the gate and give the impression of progress. It costs a day.
- Interior first, top to bottom, doors closed behind the team. Until the interior is finished, equipment goes in and out across the terraces and re-soils them on every pass.
- Terraces second, once the indoor floors are dry: this is when the hoses cross the house one last time, and never before.
What the interior includes without a separate line: floors and skirting, reachable windows and patio doors, bathrooms and toilets, stairs, small marks left by the works, and the finishing check before the keys are handed back.
On villa phases still under construction, water and power are not always connected. Without either one on the planned day, we do not work: we check it on your photographs, not on the morning of the job.
Three floors in the same house, three protocols
Marble in the living room, tadelakt in the wet room and paving on the terrace is the signature combination of the area, and it rules out a single product. Marble cannot take an acid, even diluted: it loses its polish permanently. Tadelakt tolerates neither alkaline detergent nor a stiff brush; it is cleaned with black soap. Outdoor paving waits until the interior is handed back.
The price follows the same logic, with just two rates: 20 MAD incl. VAT per m² of standard tiles, 30 MAD/m² for any other floor — marble, tadelakt, bejmat, polished concrete, stone, zellige, wood. On a villa that mixes both, you state the square metres that are not standard tiles, and the rest goes at 20 MAD.
An unidentified floor is counted at 30 MAD/m² and adjusted after photos. The treatment is matched to the material — not every floor can be crystallised — and it includes neither sanding nor repairs. The material-by-material detail is on treating old and porous materials.
The pool, the driveway and the garden stay off the quotation
During the works, an empty pool often doubles as a dumping ground: tile offcuts, empty bags, adhesive buckets. Whatever was left there, as anywhere else on the property, has to be gone before we arrive. We do not clear out, and a villa where the rubble has not been removed is not a job we can start.
Cleaning the pool is not a service we offer, any more than the driveway, the low walls or the garden. What gets priced is the interior and the terraces. Example on a villa with 250 m² indoors, 150 m² of it marble and tadelakt, with 120 m² of standard-tile terraces and many paint marks:
- floors: 100 m² × 20 MAD + 150 m² × 30 MAD = 6,500 MAD, brought up to the 7,500 MAD villa minimum;
- terraces, added after the minimum: 120 m² × 10 MAD = 1,200 MAD;
- many marks: +20% on 8,700 MAD, i.e. 1,740 MAD;
- indicative total: 10,440 MAD incl. VAT, confirmed after photos or a visit.
With 20 windows and patio doors, 4 bathrooms and toilets and one upper floor, the indicative duration is 6.5 to 7 days for a team of 3. The estate-access side of things — announcing the vehicle, the time slot, carrying loads from the gate — is covered on our Amelkis area page. For an estimate, describe the villa and its terraces: indoor area, floor types, terrace area and surface.

Frequently asked questions
How is the price of post-construction cleaning worked out on an Amelkis villa?
On two surfaces. Indoor floors are counted at 20 MAD incl. VAT per m² for standard tiles and 30 MAD/m² for marble, tadelakt or any other floor, with a 7,500 MAD villa minimum.
Terraces are then added, at 10 MAD/m² on standard tiles or 30 MAD/m² on another surface. Surcharges — +20% or +40% depending on the marks, +15% if the villa is already furnished — are calculated on that total.
Do you clean the drained pool of an Amelkis villa after the works?
No. The pool is not part of our post-construction cleaning, and the offcuts, bags and rubble dumped in it must be removed before we come: we do not clear out. We clean the inside of the villa and, if you add them, its terraces.
Do the driveway and the terraces count towards the outdoor area?
The terraces do, if you add them: 10 MAD incl. VAT per m² on standard tiles, 30 MAD/m² on another surface; a roof terrace is only accepted if it is flat, protected and reached by a staircase. The driveway, low walls, gate and garden do not: they are declared neither in the indoor area nor in the terraces.
Do you work on an Amelkis villa whose water meter is not yet connected?
Only if water and electricity are available on the day of the job; otherwise we do not work and the date moves. On phases still under construction, this is a question asked at the estimate stage, with photographs, not something discovered on site. We bring the equipment and the products; water, power and access to the surfaces must be available.
