Post-construction cleaning prices in Marrakech

Six of the eight competitors we audited publish no prices at all. One of them has a page headed "Prices" running to more than 1,700 words without a single figure in dirhams. Here are ours, in full, with the working shown.

In short

In Marrakech, EPUREVA charges post-construction cleaning per m² of interior floor area: 20 MAD incl. VAT on standard tiles, 30 MAD incl. VAT on any other floor. A minimum applies to the floors — 2,000 MAD for a studio, 3,000 MAD for an apartment or premises, 7,500 MAD for a villa or riad — and terraces are then added at 10 or 30 MAD/m². Many marks +20%, thick residue +40%, furnished property +15%.

The base prices, in standard condition

"Standard condition" here means what our estimate calls "a few small marks": construction dust, normal grouting haze, isolated spots of paint, adhesive or cement. That is the base price, with no supplement.

  • Standard tiles: 20 MAD incl. VAT per m²
  • Any other floor — marble, bejmat or terracotta, tadelakt, polished concrete, natural stone, zellige, wood: 30 MAD incl. VAT per m²
  • Several floors: the square metres that are not standard tiles at 30 MAD, the rest at 20 MAD
  • Unidentified floor: 30 MAD/m², adjusted after photos
  • Studio minimum: 2,000 MAD · apartment or premises minimum (shop, offices): 3,000 MAD · villa or riad minimum: 7,500 MAD

The area is the interior floor area, all storeys added up — no garden, no grounds, no terraces. The minimum is compared with the floors alone: a 35 m² studio in standard tiles comes to 700 MAD of floors, brought up to 2,000 MAD by a 1,300 MAD top-up.

Every amount is in dirhams including VAT. The figures are indicative, based on the areas and conditions declared, then confirmed after photos or a visit; no extra is committed without your agreement. The detail by property type is developed on villa post-construction, apartment post-construction, studio fixed price, riad in the medina, offices and retail units and hotel.

The five factors that move the price

A post-construction quotation is not a gut feeling. Five variables come into it, and each has its written rule:

  1. The interior floor area, all storeys added up. An estimate is enough to start with; it is checked on photos.
  2. The floor type. 20 MAD/m² for standard tiles, 30 MAD/m² for everything else. The treatment is matched to the material: not every floor can be crystallised. The detail is on the traditional floors of Marrakech.
  3. The property type, which sets the minimum: 2,000, 3,000 or 7,500 MAD.
  4. The terraces, outdoor or on the roof, added after the minimum: 10 MAD/m² on standard tiles, 30 MAD/m² otherwise.
  5. Condition and furniture. Many marks +20%, thick residue +40%, furnished property +15%.

The number of windows, bathrooms and storeys does not change the price: it is used only to estimate the duration. Particular access — a medina derb, an upper floor with no lift, a carrying distance — is looked at before confirmation.

Standard or heavy condition: the difference in practice

This is the most disputed line on a post-construction quotation, so it is the one we define most precisely. Three levels, no more:

A few small marks: dust, normal haze, isolated spatter, labels and protective films still in place. Base price.

Many marks, longer cleaning: plenty of spatter, adhesive and paint to deal with room after room. +20% on the base price.

Thick or widespread residue on almost every surface: mortar spread across the floor, tile adhesive hardened over large areas, sprayed paint mist. +40% on the base price, after a diagnosis on photos. The scraping involved is described on residue scraping.

The classification is made from your photos, before the price is confirmed. If the condition found when the team arrives differs from the one described, nothing is added without your agreement — never a surprise on the invoice afterwards.

Three worked examples, line by line

Each example follows the order of the calculation: floors, top-up to the minimum, terraces, then supplements on that base. Amounts include VAT.

80 m² apartment, standard tiles, empty, a few small marks

  • floors: 80 × 20 = 1,600 MAD
  • top-up to the apartment minimum: 1,400 MAD
  • total: 3,000 MAD incl. VAT — duration with eight windows and two bathrooms: 1.5 to 2 days

300 m² villa including 120 m² of marble, 60 m² outdoor terrace in standard tiles, many marks

  • standard tiles: 180 × 20 = 3,600 MAD; other floors: 120 × 30 = 3,600 MAD; so 7,200 MAD
  • top-up to the villa minimum: 300 MAD, so 7,500 MAD
  • terrace: 60 × 10 = 600 MAD, giving a base of 8,100 MAD
  • many marks, +20%: 1,620 MAD
  • total: 9,720 MAD incl. VAT — duration with twenty windows and patio doors, four bathrooms and one upper storey: 6.5 to 7 days

200 m² riad in zellige, 40 m² roof terrace in a surface other than standard tiles, thick residue

  • other floors: 200 × 30 = 6,000 MAD
  • top-up to the riad minimum: 1,500 MAD, so 7,500 MAD
  • roof terrace: 40 × 30 = 1,200 MAD, giving a base of 8,700 MAD
  • thick residue, +40%: 3,480 MAD
  • total: 12,180 MAD incl. VAT — duration with twelve windows, four bathrooms and two upper storeys: 7 to 7.5 days

What these three cases show: the minimum absorbs small areas, terraces never count towards reaching it, and the supplements apply to everything, terraces included. The analysis of market rates is in our article post-construction cleaning prices in Marrakech.

Terraces, supplements and refusals

Terraces. Outdoor or on the roof: 10 MAD incl. VAT per m² on standard tiles, 30 MAD incl. VAT per m² for another surface or an unknown one. A roof is only taken on if it is flat, protected and reached by a staircase; no pitched roofs. A terrace is added to an interior clean, it cannot be ordered on its own — see terrace cleaning.

Supplements. They are calculated on the base — floors, top-up to the minimum, terraces:

  • many marks: +20%
  • thick or widespread residue on almost every surface: +40%, instead of the previous one
  • furnished property: +15%, for protection and working around the furniture, on top

Refusals. Three "no" answers stop the estimate: works that will not be finished on the chosen date, rubble and items to be thrown away not removed — we do not clear out —, a property without water or electricity on the day.

What is never included

  • clearing out and rubble removal, whatever the volume
  • sanding a floor and any repair: touching up paint, grout or silicone belongs to the trades
  • a further visit after further works carried out after ours
  • the garden and the grounds, outside the floor area
  • any glazing that would need a cherry picker, ropes or dangerous access
  • moving heavy furniture: a furnished property is cleaned around the furniture, with protection

How to read a post-construction cleaning quotation

Six questions to put to any contractor, including us. A quotation that does not answer all six is not comparable with another.

  1. Is the price a fixed price or per square metre, and on exactly which area?
  2. What condition does that price assume? If the condition is not classified, the price will be revised on site.
  3. What is explicitly excluded? A quotation with no list of exclusions is a dispute booked in.
  4. What machine will be used on my floor, and which pad? The answer separates a mechanical treatment from a simple wash immediately.
  5. How many days, with how many people, and confirmed when?
  6. What happens if the result is not up to standard, and against which document?

Our answers: per square metre of interior floor area, with a minimum by property type; three written levels of condition; a team of 3. For the sixth: a checklist walked through and signed at handover, and a free return within 48 hours on any ticked item found not to be up to standard, limited to the point raised. The detail of the inspection is on final touch-up and quality control.

Frequently asked questions

At what floor area does pricing move from a package to a rate per square metre?

There is no package: everything is calculated per m², then the minimum for the property type tops it up if the floors come to less.

In standard tiles at 20 MAD/m², the minimum is exceeded above 100 m² for a studio, 150 m² for an apartment or premises and 375 m² for a villa or riad. On other floors at 30 MAD/m², above 100 m² for an apartment and 250 m² for a villa.

Why two rates per square metre, 20 and 30 MAD?

Because standard tiles take a standard treatment, whereas marble, bejmat, tadelakt, polished concrete, stone, zellige or wood need a treatment matched to the material and more time. A floor you cannot identify is estimated at 30 MAD/m², then adjusted after photos.

Can the price go up after the survey?

The price shown is indicative: it rests on the areas and conditions declared, and it is confirmed after photos or a visit. If the real condition differs, the difference is announced to you before the work, and no extra is committed without your agreement. That is also why we ask for 3 to 5 photos before setting the date.

Do terraces count towards reaching the minimum?

No. The top-up is calculated on the interior floors, then the terrace is added. A 90 m² apartment in standard tiles comes to 1,800 MAD of floors, brought up to 3,000 MAD; a 20 m² tiled terrace adds 200 MAD, making 3,200 MAD incl. VAT.

Is the marble crystallised during the clean?

There is no "crystallisation" line: marble is counted with the other floors, at 30 MAD/m², and its treatment is matched to the material — not every floor can be crystallised. A post-construction clean includes neither sanding nor repairs.

Do the published prices include VAT?

Yes, every amount is in dirhams including VAT, and EPUREVA's ICE registration number appears on every invoice. ICE, RC trade register entry, tax clearance certificate and CNSS certificate less than three months old are supplied on request, so the cost goes through your accounts without difficulty.

What happens if the works are not finished on the planned date?

We do not come: we work once every trade has finished. The same applies if rubble and items to be thrown away have not been removed, or if water or electricity is missing. Choose a date after the end of the works; it is confirmed with our team.

What happens if I have to postpone the work?

A postponement or cancellation is notified at least 48 hours in advance, both ways. The new date can be chosen from the following day and is confirmed with our team, on WhatsApp, from seven days a week
