Post-construction cleaning for studios in Marrakech

Forty-five square metres, a kitchenette, a shower room. On paper it is the smallest job in the range. In practice it is the one with the highest density of work per square metre.

In short

Post-construction cleaning of a studio in Marrakech is priced at 20 MAD incl. VAT per m² of standard tiles and 30 MAD incl. VAT per m² of other floors, with a 2,000 MAD studio minimum. A tiled 35 m² studio therefore comes to 2,000 MAD incl. VAT, for an indicative duration of one to one and a half days with a team of 3. Floors and skirtings, accessible windows, shower room and WC and the finishing check are included.

A small area does not mean a small job

The price of a builders clean is not proportional to the floor area, and a studio proves it better than any other unit. Two reasons:

The density of fittings. A 40 m² studio contains a complete shower room and a complete kitchen — exactly like a large apartment. Those two rooms concentrate the silicone, the labels, the limescale from charging the pipework, the plaster spatter and the joints to be cleared. They account for the large majority of the time on site while taking up less than a third of the floor area.

The perimeter-to-area ratio. A 40 m² unit has proportionally more linear metres of skirting, door edge and corner per square metre of floor than a large living room. And it is the linear metres, not the open floor, that take time: cement haze is scraped at the foot of the skirting, never in the middle of the room.

That is why a studio has its own minimum, 2,000 MAD incl. VAT, lower than that of an apartment (3,000 MAD) or a villa (7,500 MAD), but independent of its area. At 20 MAD/m² it covers up to 100 m² of standard tiles; at 30 MAD/m², up to 66 m² of any other floor. In practice a studio pays that minimum, plus any supplements.

What the 2,000 MAD incl. VAT covers

The scope is written on the summary. For a studio it covers:

  • floors and skirtings, washed then rinsed, with controlled drying
  • small marks left by the works: dots of paint, adhesive, cement
  • the shower room and WC: tray, screen, wall tiling, taps, vanity unit, mirror
  • accessible windows, frames included
  • the kitchenette: wall and base units, the insides of the cupboards, worktop, splashback, sink, taps, protective films removed
  • doors, door edges, handles, switches and sockets
  • dust removal at high level and from ventilation grilles, before the floors are washed
  • the finishing check before the keys are handed back

Supplements exist, and they are written down: many marks +20%, thick residue on almost every surface +40% after diagnosis on photos, furnished studio +15%, all worked out on the base price, minimum included. A tiled 45 m² studio with many marks: 45 × 20 = 900 MAD, raised to the 2,000 MAD minimum, plus 20%, i.e. 400 MAD: 2,400 MAD incl. VAT.

Not included: clearing out — rubble and anything to be thrown away must be removed before we arrive —, sanding, repairs, and a new visit after new works. A balcony or terrace is only done if you add it: 10 MAD/m² incl. VAT on standard tiles, 30 MAD/m² incl. VAT for any other surface.

The kitchenette and the shower room, item by item

These are the two rooms on which handover of a studio is decided.

Kitchenette. The insides of the units are treated, not just the fronts: that is where the cutting dust settles during installation, and the first place an occupier opens.

Protective films on the stainless steel are taken off before they bake on — a film left three months in the sun leaves an adhesive that needs solvent and a great deal more time. The splashback and the surround of the sink are cleared of excess silicone.

Shower room. The shower tray is almost always still protected and full of site debris. The film of limescale left when the pipework was charged is dealt with before it becomes ingrained. The glass screen is scraped with a fresh blade. Extract grilles are dusted: a grille blocked with plaster cannot be seen but can be heard the first time it runs.

Several studios in the same building

This is the common case on the schemes around the edge of the city. Each studio is estimated as a property in its own right: its area, its floor, its condition, and the 2,000 MAD incl. VAT studio minimum.

There is no per-unit rate and no volume discount: five tiled 35 m² studios are five times 2,000 MAD. What changes with a series is the organisation: one date per studio, confirmed with our team, and a visit only once the trades have left the studio concerned. The full logic of a scheme is set out on the page for apartment blocks and developers.

Prices, exclusions and quotation

  • tiled studio: 20 MAD/m² incl. VAT, studio minimum 2,000 MAD incl. VAT
  • studio in marble, zellige, polished concrete or wood: 30 MAD/m² incl. VAT, same minimum
  • balcony or terrace, if added: 10 MAD/m² incl. VAT on standard tiles, 30 MAD/m² incl. VAT otherwise
  • supplements on the base price: many marks +20%, thick residue +40%, furnished studio +15%

Example. A tiled 40 m² studio, many marks, already furnished: 40 × 20 = 800 MAD, raised to the 2,000 MAD minimum; +20%: 400 MAD; +15%: 300 MAD. Total: 2,700 MAD incl. VAT. For a 35 m² studio with two windows and one shower room, the indicative duration is one to one and a half days for a team of 3.

The price is indicative and confirmed after photos or a visit; no supplement is committed without your agreement. The full range schedule is on the range price page, and every EPUREVA service on our price schedule. For a studio in the medina, where access and materials change everything, see the riad page.

You can send us the floor area and condition of your studio to get an estimate, with 3 to 5 photos to support it: overall views, close-ups of the marks, access.

Frequently asked questions

What does a post-construction clean cost for a studio?

20 MAD incl. VAT per m² of standard tiles, 30 MAD incl. VAT per m² of other floors, with a 2,000 MAD studio minimum. A tiled 35 m² studio therefore comes to 2,000 MAD incl. VAT. On top of that, where relevant: +20% for many marks, +40% for thick residue and +15% for a furnished studio, worked out on that base.

Why is a studio not a great deal cheaper than an apartment?

Because a studio contains a complete kitchen and a complete shower room, exactly like a large home, and those two rooms concentrate most of the work. Its minimum, 2,000 MAD incl. VAT, is lower than an apartment's, 3,000 MAD incl. VAT, but it does not come down with the floor area.

Is one day really enough for a studio?

The indicative duration for a tiled 35 m² studio with two windows and one shower room is one to one and a half days with a team of 3. A 45 m² studio covered in thick residue moves to one and a half to two days. The duration is estimated before the work and confirmed on the photos, not discovered on site.

Are the insides of the kitchenette cupboards cleaned?

Yes, the insides of the wall and base units are within scope. That is where the cutting dust settles during installation, and it is the first place an occupier or a buyer opens. Protective films on the stainless steel and the unit fronts are taken off in the same pass.

Do you give a price for several studios handed over together?

Each studio is estimated separately, on the same schedule and with the same 2,000 MAD incl. VAT minimum. There is no volume discount: five tiled 35 m² studios are five times 2,000 MAD. The date for each studio is confirmed with our team once its works are finished.

Is a shower tray that is still protected dealt with?

Yes. The protective film or cardboard is taken off, the site debris built up in the tray is lifted out, the waste is cleared and the glass screen is scraped with a fresh blade. A tray left protected until the keys are handed over always hides grout and plaster residues.
