What does a post-construction clean cost in Marrakech?

· 9 min read

In short

At EPUREVA in Marrakech, a post-construction clean is paid per m² of interior floor area: 20 MAD incl. VAT on standard tiles, 30 MAD incl. VAT on any other floor, with a floor price by property type — 2,000 MAD for a studio, 3,000 MAD for an apartment or premises, 7,500 MAD for a villa or riad. Terraces are added at 10 or 30 MAD/m²; many marks +20%, thick residue +40%, furnished property +15%.

The EPUREVA schedule, in dirhams incl. VAT and with no asterisk

Every amount is in dirhams including VAT. These are the figures of our online estimate: indicative, based on the areas and condition you declare, confirmed after photos or a visit.

Interior floors — interior floor area, all storeys added up; no garden, no grounds, no terraces

  • Standard tiles: 20 MAD/m²
  • Any other floor — marble, bejmat or terracotta, tadelakt, polished concrete, natural stone, zellige, wood: 30 MAD/m²
  • Several floors: only the square metres that are not standard tiles go to 30 MAD; a floor you cannot identify counts at 30 MAD/m², adjusted after photos

The minimum, by property type — it tops up the floors when they come to less

  • Studio: 2,000 MAD
  • Apartment, shop or offices: 3,000 MAD
  • Villa or riad: 7,500 MAD

Terraces, added after the minimum: 10 MAD/m² in standard tiles, 30 MAD/m² for another surface or an unknown one. A roof is only taken on if it is flat, protected and reached by a staircase.

Supplements, calculated on the base of floors + top-up to the minimum + terraces

  • Many marks, longer cleaning: +20%
  • Thick or widespread residue on almost every surface: +40%, instead of the previous one, after a diagnosis on photos
  • Furnished property: +15%, on top, for protection and working around the furniture

A few small marks of paint, adhesive or cement stay at the base price. The treatment is matched to the material — not every floor can be crystallised — and every property is priced on this one schedule. The detailed calculation rules are on the post-construction prices page.

Five jobs costed from end to end

A price per square metre means nothing on its own. Here are five complete cases, worked out in the exact order of our estimate: floors, top-up to the minimum, terraces, then supplements on that base. Amounts include VAT; durations are for a team of 3.

Case 1 — 32 m² studio, standard tiles, empty, a few small marks, Guéliz. Floors: 32 × 20 = 640 MAD. Top-up to the studio minimum: 1,360 MAD. Total: 2,000 MAD incl. VAT. Duration with three windows and one bathroom: 1 to 1.5 days.

Case 2 — 140 m² apartment including 40 m² of marble, 18 m² terrace in standard tiles, many marks. Standard tiles: 100 × 20 = 2,000 MAD; marble: 40 × 30 = 1,200 MAD; so 3,200 MAD, above the minimum, hence no top-up.

Terrace: 18 × 10 = 180 MAD, giving a base of 3,380 MAD. Many marks, +20%: 676 MAD. Total: 4,056 MAD incl. VAT. Duration with eleven windows and two bathrooms: 3 to 3.5 days.

Case 3 — 110 m² apartment, renovated and already furnished, standard tiles, a few small marks. Floors: 110 × 20 = 2,200 MAD. Top-up to the apartment minimum: 800 MAD, so 3,000 MAD. Furnished property, +15%: 450 MAD. Total: 3,450 MAD incl. VAT. Duration with eight windows and two bathrooms: 2 to 2.5 days.

Case 4 — 350 m² villa including 100 m² of marble, 80 m² terrace in standard tiles, many marks, furnished. Standard tiles: 250 × 20 = 5,000 MAD; marble: 100 × 30 = 3,000 MAD; so 8,000 MAD, above the villa minimum.

Terrace: 80 × 10 = 800 MAD, giving a base of 8,800 MAD. Many marks, +20%: 1,760 MAD; furnished property, +15%: 1,320 MAD. Total: 11,880 MAD incl. VAT. Duration with twenty-two windows and patio doors, four bathrooms and one upper storey: 8.5 to 9 days.

Case 5 — 180 m² retail unit in polished concrete, empty, thick residue on almost every surface. Other floors: 180 × 30 = 5,400 MAD, above the 3,000 MAD minimum. Thick residue, +40%: 2,160 MAD. Total: 7,560 MAD incl. VAT. Duration with six windows and one bathroom: 5 to 5.5 days.

How the duration is worked out. Our estimate counts 0.18 h per m² of floor area, 0.5 h per window or patio door, 1 h per bathroom or WC, 1.5 h per upper storey and 0.1 h per m² of terrace; that total is multiplied by 1.35 for many marks or by 1.8 for thick residue, then 0.12 h is added per m² of floor other than standard tiles, and the whole is multiplied by 1.15 if the property is furnished.

The hours divided by 18 give the days, rounded up to the next half-day, with a minimum of one day. For the studio: 32 × 0.18 + 3 × 0.5 + 1 = 8.26 h, less than a day, hence 1 to 1.5 days.

What these five cases show: the minimum absorbs small areas (cases 1 and 3); beyond it, the price follows the square metres with no steps; and the condition often weighs more than the floor material (cases 4 and 5). The detail by property type is developed on the villa job, the apartment job and the studio fixed price.

Where the 2,000, 3,000 and 7,500 MAD minimums come from

This is the line that surprises private clients most, and it is the easiest to justify.

A post-construction intervention carries a fixed time cost, identical on 30 m² and on 300 m²:

  • getting the van and the equipment to the property,
  • setting up the rotary machine, the wet-and-dry vacuum and the rinsing station,
  • protecting thresholds, skirtings, joinery and sanitary ware,
  • dismantling, rinsing the equipment and reloading,
  • checking the finish before handover.

On a studio, that fixed time takes up most of the day: that is why the minimum exists. It grows with the property type because a villa or a riad multiplies the levels, the stairs and the bathrooms.

As soon as the floors exceed the minimum, it disappears: in standard tiles, an apartment passes it above 150 m² (150 × 20 = 3,000 MAD), on other floors above 100 m² (100 × 30 = 3,000 MAD).

The corollary: the price per square metre is the same for one property or for ten. The real levers, for a private client as for a developer, lie elsewhere:

  • declare the square metres of special floors exactly: on a mixed floor, only those go to 30 MAD,
  • have the property emptied before the visit: the +15% disappears,
  • protect the floors during the works: that is what separates "a few small marks" from +20% or +40%,
  • set the date after every trade has left, rubble removed, water and electricity available — otherwise we cannot work.

The organisation specific to a scheme of several homes is described on our page for property developers.

What a very low price does not pay for

A price breaks down. When a quotation drops well below the floor of the market, it is not a thinner margin: it is a deleted item. The five that go first, in order:

  1. The machine. A pass with a low-speed rotary machine costs time and equipment. Without it, cement haze is washed rather than removed, and the bloom is back within a week.
  2. The second rinse. That is what prevents secondary efflorescence — the mechanism is detailed in removing cement haze.
  3. Corners, skirtings, stairs and thresholds, out of reach of a standard-diameter machine: the longest hand item on a site, and the first to be dropped.
  4. Scraping small bonded marks — adhesive, silicone, plaster, tape — see removing hardened material.
  5. Checking the finish, which assumes someone takes the time to go back over each room.

The second effect is administrative: a market price assumes declared staff, a CNSS certificate (the Moroccan social security scheme) and professional liability cover. A commercial client who accepts otherwise inherits a legal exposure set out on our page on new apartment blocks.

What moves the price, and what only changes the duration

At equal floor area, the price gap between two jobs comes down to these lines, and to nothing else.

  • The floor material. Standard tiles take a standard treatment; zellige (traditional glazed terracotta) or bejmat (small handmade terracotta paving) is worked joint by joint. Hence two rates, 20 and 30 MAD/m², and no more — see the protocol for traditional floors.
  • The condition on handover. Spread adhesive, paint mist, spilt plaster: +20% or +40%, classified on your photos before the price is confirmed.
  • Furniture. An already furnished property calls for protection and working around: +15%.
  • Terraces, which are added after the minimum and never count towards reaching it.
  • The property type, which sets the floor price.

The number of windows, bathrooms and storeys, on the other hand, does not change the price: it is used only to estimate the duration. Particular access — a medina derb (a narrow alley), an upper floor with no lift, carrying by hand — is looked at before confirmation.

Those variables are the same for everybody. What separates one quotation from another is whether they are written down or left implicit.

Incl. VAT, written confirmation, what is included and what never is

  • All prices include VAT, in dirhams, and the invoice carries EPUREVA's ICE number. A price announced without saying whether tax is included is a price you cannot compare.
  • No work without a price confirmed in writing, on WhatsApp, after photos or a visit.
  • If the condition found differs from the one described, the difference is announced before the work: no extra is committed without your agreement.
  • Included: floors and skirtings, accessible windows, bathrooms and WCs, stairs, small marks from the works, checking the finish. Terraces only if they have been added.
  • Never included: clearing out and rubble removal, sanding, any repair, a further visit after further works, and any glazing that would need a cherry picker, ropes or dangerous access.
  • Refusals: works that will not be finished on the chosen date, rubble and items to be thrown away not removed — we do not clear out —, a property without water or electricity.

To get a confirmed price, we need the interior floor area, the floor type, the terraces, the condition and 3 to 5 photos: general views, close-ups of the marks, access.

How the intervention runs is described in the three passes of a site, the inspection points in the document ticked at handover, and the whole process on our post-construction cleaning page. For a quotation, send the floor area, the floor type and the date the works end.

Frequently asked questions

What does the post-construction clean of an 85 m² two-bedroom flat cost?

In standard tiles, 85 × 20 = 1,700 MAD of floors, brought up to the apartment minimum: 3,000 MAD incl. VAT. The price is the same for a private client or for a developer: the same schedule applies to every home. A terrace would then be added, plus +20% or +40% if the condition calls for it and +15% if the flat is already furnished.

Why does the price per square metre fall as the floor area rises?

It only falls while the minimum applies: a 32 m² studio and a 60 m² studio in standard tiles both pay 2,000 MAD incl. VAT. Once the floors are above the minimum, the price stays at 20 or 30 MAD/m², whatever the floor area.

Is a quotation given over the phone reliable?

It gives an order of magnitude, not a price. Three pieces of information change the figure: the floor material, the condition actually handed over and the presence of furniture. A price given without sight of the condition will be reviewed before the work. That is why we ask for 3 to 5 photos — general views, close-ups of the marks, access — rather than a description over the phone.

What do I need to send to get a confirmed price?

The property type, the interior floor area with all storeys added up, the floor type, any terraces, the condition, the furniture and the date you want, from the following day. The summary goes out on WhatsApp with 3 to 5 photos; we reply seven days a week and confirm the scope and the price after photos or a visit.

Does the price cover the windows and the terrace?

Accessible windows are included in the post-construction clean, with no separate line. Terraces are not: they are added if you declare them, at 10 MAD/m² incl. VAT in standard tiles and 30 MAD/m² incl. VAT for another surface, after the minimum. No cherry picker, no ropes, no dangerous access: the windows must be reachable.
