Post-construction cleaning in Guéliz, Marrakech

The site is on the third floor. Below it, an agency is seeing clients, a practice is at work, and a shop opens at nine. The problem is not the floor itself: it is everything that has to be crossed to get up to it and back down.

In short

In Guéliz, EPUREVA carries out post-construction cleaning of an office floor, a shop or a flat in a building that stays occupied. Floors are counted at 20 MAD incl. VAT per m² of standard tiles and 30 MAD/m² for marble, polished concrete or any other floor, with a 3,000 MAD minimum for a flat or premises and 2,000 MAD for a studio. The rubble must be taken down before we arrive: we do not clear out.

The building keeps working while we deliver the floor

On Avenue Mohammed V and the streets around it, buildings are almost always mixed use: shops and agencies at street level, office floors above, flats higher still. A site here involves a single level, never the whole building. The other occupants do not stop.

Three constraints follow from that, and they are settled before the vehicle is loaded:

  • the lift is shared — the cabin serves clients on the lower floors while we take heavy equipment up
  • the hall and the stairwell are shared areas: whatever we put there, we answer for it to the managing agent and to the other occupants
  • noise hours are restricted, and a single-disc machine can be heard two floors down

The property type itself — office floor, retail unit, high-end flat — is covered on restoring a commercial unit and on a flat in a shared building.

The rubble has gone down the stairs before us

This is the messiest item, and the one quotations forget most often. Plasterboard offcuts, packaging, adhesive buckets and demolition residue go down, step by step, through a stairwell that is not yours — and we are not the ones who carry them. We do neither clearing out nor rubble removal: it all has to have left the floor before our date, otherwise we do not start.

What we do answer for is our own passage through the shared areas:

  1. Route protection: film on the steps and stair nosings, cardboard on wall corners, full lift-cabin protection where its use is authorised.
  2. Equipment taken up in one go, timed outside the other occupants' busy hours, rather than trips scattered through the day.
  3. The route cleaned that same evening, stairs, landing and hall included, before leaving the building.

For the date to hold, ask the building contractor to remove the bags and offcuts, then send us a photograph of the cleared floor.

The shopfront, yes; the pavement, no

A shop reopening after building work is judged from the street. And the shopfront has taken its share of the site: paint splashes, cutting dust, tape adhesive on the glass.

The unit's glazed shopfront counts among the reachable windows included in the per-m² price of post-construction cleaning, together with the frames and small marks left by the works. Reachable means from the ground or from inside, with neither a cherry picker nor ropes: we have neither.

If you only want the shop window washed, that is our window service: 25 MAD incl. VAT per m² of shop window, both sides included, 1,000 MAD shop minimum, and +40% where paint, adhesive or cement remains. The detail is on cleaning glazing after building work.

The pavement, however, stays outside our price: it belongs neither to the unit nor to the building, and our cleaning covers the indoor area and, if you add them, the terraces. Whatever was left in front of the door during the works goes with the rubble, before we come.

Before eight, after seven in the evening, or on Sundays

On an office floor, post-construction cleaning is not scheduled around our hours but around the next occupant's. Three slots genuinely work in this area: very early morning, evening after the other teams have left, and Sunday for the noisiest phase, the single-disc machine.

What we ask for to hold a slot, and what needs to be secured before the date:

  • written agreement from the managing agent for using the lift and passing through shared areas
  • handover of keys or the access badge, and the alarm-disarming procedure
  • confirmation that the trades have finished: we come when every tradesman has left, and a paint touch-up after our visit is not included
  • water and electricity available on the floor on the planned day

Example on a 180 m² office floor, 120 m² of it standard tiles and 60 m² polished concrete, with many adhesive marks: 120 m² × 20 MAD + 60 m² × 30 MAD = 4,200 MAD, above the 3,000 MAD minimum, then +20%, i.e. 5,040 MAD incl. VAT.

With 14 windows and 2 toilets, allow 4 to 4.5 days for a team of 3. A 30 m² tiled studio, by contrast, comes to 600 MAD of floors and is billed at the 2,000 MAD studio minimum. These amounts are indicative and are confirmed after photos or a visit.

The area's context — parking, business density, work outside opening hours — is on our Guéliz area page. For an estimate, give us the unit's floor area and level: floor type, whether there is a lift, the opening date you are aiming for.

Frequently asked questions

How much does rubble removal cost for a renovated office floor in Guéliz?

We do not price it, because we do not do it: neither clearing out nor rubble removal. The bags, offcuts and buckets must have left the floor before the job date, taken down by the building contractor.

Once the floor is cleared, we clean the floors, skirting, toilets and reachable glazing, at 20 MAD incl. VAT per m² of standard tiles and 30 MAD on other floors, 3,000 MAD minimum for premises.

Can you restore a unit on Avenue Mohammed V without disturbing neighbouring shops?

Yes, by timing the noisiest phase and the equipment run outside busy hours, generally before 8am, after 7pm or on Sundays. The route through shared areas is protected before the job starts and cleaned that same evening, hall and landing included. The pavement in front of the shopfront is not part of our service.

What time of day do you work to deliver an office floor?

The slot is fixed when the date is confirmed, based on how occupied the building is and the agreement reached with the managing agent. Three options work in Guéliz: early morning before other teams arrive, evening after they leave, and Sunday for the single-disc machine. Handover of keys or the badge, and the alarm procedure, are settled before the date, not on the morning itself.

Are the shopfront and pavement soiled by the works included in the quotation?

The shopfront is: its reachable glazing counts among the windows included in post-construction cleaning, frames and small marks from the works included. The pavement is not: our price covers the unit's indoor area and any terraces you add. For a shop window on its own, the window service charges 25 MAD incl. VAT per m², 1,000 MAD shop minimum.
