Post-construction cleaning in Annakhil, Marrakech

Here, renovation is rarely an empty villa. It is an extension, a redone kitchen, an added floor — while the family sleeps two doors away. The constraint is not the surface area: it is the boundary between the zone handed over and the rest of the house.

In short

In Annakhil, EPUREVA carries out post-construction cleaning in homes that stay lived in: an extension, a kitchen or a floor redone while the family lives next door. Floors are counted at 20 MAD incl. VAT per m² of standard tiles and 30 MAD/m² for other floors, with a 7,500 MAD villa minimum, plus 15% for protection when the house is furnished. We come once, when every trade has finished.

An extension handed over inside a house nobody emptied

An Annakhil villa is almost always occupied during its building work. The site is limited to a kitchen, a wet room, a floor or a garden-side extension, and life carries on in the rest of the building. That changes three things compared with a site handed over empty.

  • There is furniture everywhere else, and the trades have not sheeted it.
  • There are occupants, so working hours, a bathroom to keep available, and a noise level that cannot run all day.
  • There is a physical boundary to hold, and nobody has marked it out before us.

The first point has a clear price: a furnished home takes +15%, for protection and working around the furniture. The difference with a villa handed over empty is covered on a detached house handed over after building work, and the logic of a full reset after heavy renovation work is on restoration that follows a renovation.

Sanding dust does not stop at the zone door

This is the point clients discover too late. Cutting tiles or sanding render produces particles fine enough to stay airborne for hours and pass under doors, through electrical trunking, through ventilation grilles and up the stairwell. They turn up on top of cupboards, on skirting boards and in grilles at the other end of the house, even though the work zone was closed.

What we put in place before starting:

  • containment of the handed-over zone with sheeting fixed floor to ceiling, with an access lobby, not a sheet draped over a door
  • the zone put under relative negative pressure by extraction, so air is pulled outward rather than into the corridor
  • fine-filtration wet-and-dry vacuuming — cutting dust is collected, not swept from one room to the next
  • the neighbouring rooms affected, where migration has already happened: they are declared in the indoor area, at the same per-m² price as the work zone

The principle of dusting before washing, which holds on every site, is described on the full sequence of a post-construction clean.

One single visit, once the last tradesman has left

When a site runs in three phases — the floor, then the kitchen, then the extension — the temptation is to have each zone cleaned as soon as it is handed over. We do not work that way, for two reasons.

We come when every trade has finished. A date booked before the end of the works is not accepted: the surfaces handed over first would pick up everything the later phases produce, and a visit after new works is not included in a clean already done.

The minimum applies to every job. On a villa, it is 7,500 MAD incl. VAT. Two jobs on two small zones means that minimum twice; a single job on the total area, once.

At 20 MAD per m² of standard tiles, it takes 375 m² of floor to go beyond that minimum. Below it, declaring one more room does not change the floor price. The full price list for post-construction cleaning lets you run the numbers for your own house.

The garden coming in through the windows while we clean

An Annakhil villa is planted, irrigated and lined with palm trees: leaves, pollen, driveway sand and palm debris come in constantly. Building work adds its own dust on top of an outdoor supply that never stops.

Hence a sequencing rule specific to this area: when you add the terrace serving the extension, it is cleaned before the handed-over interior, not after, so that sand is not carried back onto clean floors. It is counted at 10 MAD incl. VAT per m² on standard tiles, 30 MAD/m² on another surface.

The gravel driveway, the garden and the poolside are not part of the service. The zone's reachable windows and patio doors, on the other hand, are included: no separate line for frames or small render splashes.

The area's specifically domestic constraints — gravel a heavy trolley cannot cross, low branches in front of openings, the family's presence — are detailed on our Annakhil area page. For an estimate, tell us the handed-over zone and its size: floor type, empty or furnished house, the date the works finish. The price is confirmed after photos or a visit.

Frequently asked questions

Can you clean just the new extension without touching the rest of the villa?

Yes, by declaring only the extension's area, but the 7,500 MAD incl. VAT villa minimum still applies. A 60 m² extension in standard tiles comes to 1,200 MAD of floors, topped up to 7,500 MAD, then +15% if the house is furnished: 8,625 MAD incl. VAT. As long as the total stays under 375 m² of standard tiles, adding the neighbouring rooms does not change that amount.

Dust got into the bedrooms even though the door was closed. Is that included?

Yes, if you declare those rooms in the indoor area: they are counted at the same per-m² price as the work zone, 20 MAD incl. VAT on standard tiles, 30 MAD on other floors. On a villa, as long as the floor total stays under the 7,500 MAD minimum, adding them costs nothing more. Sofas, mattresses and rugs are cleaned under a separate service.

Do two visits on the same site cost double a single visit?

Often, yes. Each job has its own minimum — 7,500 MAD incl. VAT on a villa — and a visit after new works is not included in the first one. That is why we come once, when every trade has finished: on two small zones, a single visit avoids paying the minimum twice.

How do you protect occupied rooms while restoring a floor?

With containment sheeting fixed floor to ceiling and an access lobby, extraction that puts the zone under relative negative pressure so air does not escape into the corridor, and fine-filtration wet-and-dry vacuuming. The shared access the team uses — stairs, landing, thresholds — is protected and then cleaned at the end of the day. In a furnished home, this protection falls under the 15% surcharge.
