Cleaning in Al Massar, Marrakech
Your home is finished. The district is not. That is the whole problem with Al Massar, and it is the first thing we talk about before pricing anything at all.
New homes handed over in phases, between two bare plots
Al Massar is not an established district, and describing it as one would be a lie in the first line. It is an urban extension zone still being built, north-west of Marrakech, between the Safi road and the Sidi Ghanem industrial zone, continuing on from Targa. The roads were laid out before the buildings: they are wide and straight, and today they serve as many bare plots as occupied blocks.
The building stock is decidedly mixed:
- new gated residences of three to five storeys, with parking and a managing agent's office, handed over in successive phases
- estates of detached two-storey villas, on medium-sized plots
- upmarket schemes still being marketed, with units sold before they are even finished
- on the Sidi Ghanem edge, business premises, depots and small-company head offices
On the floor, the dominant material is large-format porcelain, uniform and predictable, with marble in the halls and living rooms of the upmarket schemes, polished concrete in the business premises and the architect-designed villas on the industrial fringe, and tiled roof terraces.
No zellige, no bejmat, no tadelakt. For the quotation, it comes down to one question: how many of your m² are not standard tiling? Those count at 30 MAD/m², the rest at 20 MAD/m².
The structural point, the one everything else follows from: a large share of the stock has been handed over recently or is being handed over now, right next to plots still under construction. You are moving in beside a building site that is not yours.
One post-construction clean, then upkeep
This is the page where we explicitly advise you not to order the heaviest service twice. It is not a pose: it is the only honest answer to the Al Massar problem.
Post-construction cleaning deals with what your works left behind: skirting, bathrooms, reachable windows, stairs, small marks of paint or cement, a finishing check. It is done once, when all your tradesmen have finished — before that, we do not come.
What happens next no longer depends on you: a materials lorry manoeuvring outside the gate, an unswept road, a slab poured thirty metres away, a westerly wind over backfill sand. The home gets dusty again without anything having been done badly.
Hence the sequence we suggest, which has nothing commercial about it:
- When your works are over — post-construction cleaning, once, per m² of floor with the minimum for your type of property: 2,000 MAD for a studio, 3,000 MAD for an apartment, 7,500 MAD for a villa.
- While the area keeps building around you — one-off visits, ordered when you think they are worthwhile: the windows, which give the dust away first, and a day of standard housekeeping for the floors and reachable surfaces.
Redoing a post-construction clean every two months means paying for heavy work that the surroundings undo within three weeks. We would rather say so before taking your money.
And one nuance, to be complete: if it is new works in your own home that have dirtied it again — paint, adhesive, cement — standard housekeeping does not cover it; it is a post-construction job again. The timing of an apartment reset after works follows the end of your tradesmen's work, not the date on the keys.
Windows, housekeeping, phases handed over: what we handle here
The items that come up in Al Massar, in their real order of frequency:
- Post-construction cleaning on phases handed over. Standard tiles 20 MAD incl. VAT per m², marble and polished concrete 30 MAD/m², minimums by type of property. A 75 m² apartment entirely in standard tiles comes to 1,500 MAD of items: it is invoiced at the 3,000 MAD minimum. Business premises on the industrial fringe follow the same calculation, with the 3,000 MAD shop or office minimum.
- Windows. The direct consequence of the angle: glass is the first surface to give away surroundings under construction. 75 MAD per window up to 2 m², whole frame and both sides if they can be reached; 150 MAD per patio door up to 4 m²; 400 MAD minimum call-out charge. Reachable frames, tracks and roller shutters are included — see patio door cleaning. Up to 3 m from the ground, base price; from 3 to 5 m by pole, 25% more, if the photos show it can be done; above that, we do not take the glass: EPUREVA has neither a cherry picker nor ropes.
- Standard housekeeping by the day. 800 MAD per day in an apartment, 1,200 MAD in a villa, one person included, 250 MAD per extra person per day: reachable dusting, vacuuming and mopping, kitchen, bathrooms, light terrace upkeep.
Frequency does not lower the unit price, it avoids surcharges: windows left very dirty take 20% more on the base. Upholstery comes after, but it does come: a sofa delivered into a new home soaks up building dust through its fibres before it has even been used. L-shaped sofa from 550 MAD, single mattress 300 MAD, 400 MAD textile minimum — sofa cleaning.
Prices include VAT, are indicative, and are confirmed after photos or a visit.
Clear roads, uncertain meters
The Al Massar constraint is the exact opposite of the medina's: there is no access problem, there is an environment problem.
What is simple:
- vehicle access without difficulty, wide estate roads, free parking
- no heavy carrying, no break of load, equipment brought right to the door
What we check every time before we come:
- Water and electricity. On phases just handed over, the permanent meter is not always fitted. The rule is simple: without water and electricity available on the day, we do not work, and the date moves. Better to know when ordering than at the gate.
- Rubble and leftover materials: they must be removed before we arrive. We do not clear out, and one forgotten bag of cement in a garage is enough to hold up a post-construction clean.
- The state of the access roads on the day: an unfinished carriageway and a loaded van do not always get on.
- Whether there is a gatehouse, which varies a great deal from one residence to the next: some have a post and a register, others nothing at all. The question is asked when ordering, not at the gate.
Finally, the calendar: working on a day when concrete is being poured or materials delivered on the plot next door serves no purpose. We ask what is planned around you, and we move by a day if need be.
What we write on the quotation while the district is still moving
Three commitments, the same everywhere, but they take on a particular meaning here.
- The protocol is written down: equipment, product, method, item by item. For a day of housekeeping, the priorities are written down too — one day does not guarantee the whole property is fully cleaned, and any extra day or person is agreed before invoicing.
- The checklist is signed on site at the end of the job. If a ticked item is not up to standard, EPUREVA redoes that point free of charge.
- The limit is stated beforehand, not afterwards: we do not guarantee that a pane will stay clear for a week if a lorry unloads sand in front of the façade. We guarantee the work, not the weather on the site next door.
EPUREVA answers on WhatsApp seven days a week, more than 195 clients, certified products, professional liability insurance. Tell us where your phase stands, attach a few photos and ask for a figure; every area we cover appears on the map of where we work.

Frequently asked questions
My residence in Al Massar has just been handed over but the estate is still under construction: should the post-construction clean be done now or later?
Have it done once your own tradesmen have finished, and only once: it deals with what your works left, per m² of floor with a 3,000 MAD incl. VAT minimum for an apartment. Dust that later blows in from the neighbouring plots does not justify a second post-construction clean; it is handled with windows and standard housekeeping by the day, when you see fit.
Can you work on an Al Massar unit whose permanent water meter has not been fitted yet?
Only if water and electricity are available on the day. Without them, EPUREVA does not work and the date moves: it is a condition of post-construction cleaning and of housekeeping alike. Tell us when ordering, not on the morning itself, so we can pick a date once the connection is made.
How often should the windows of a villa in Al Massar be redone while the neighbouring plots are still being built?
It depends on how exposed the façade is and on the actual activity on the adjoining plots. The price, though, does not change with frequency: 75 MAD incl. VAT per window, 150 MAD per patio door, 400 MAD minimum per visit. What regular visits avoid is the 20% surcharge for very dirty glass, and panes that stay dull for weeks between visits.
Is standard housekeeping enough for dust from a building site next door in Al Massar?
For dust coming in through the openings, yes: that is routine upkeep, at 800 MAD incl. VAT per day in an apartment and 1,200 MAD in a villa, one person included. For marks of paint, adhesive or cement left by works in your own home, no: standard housekeeping does not cover them, and the request belongs to post-construction cleaning.
