Post-construction cleaning in Targa, Marrakech

By the time an extension or an added storey is finished, the family budget has already been overrun. The useful question is not "what does a full clean cost", it is "what moves the price, and what cannot be done without professional equipment".

In short

In Targa, EPUREVA prices a builders clean with fixed rates, in dirhams including VAT: 20 MAD/m² for standard tiles, 30 MAD/m² for marble or any other floor, with a minimum of 7,500 MAD for a villa, 3,000 MAD for an apartment and 2,000 MAD for a studio. A terrace is added at 10 MAD/m² on standard tiles. Reachable windows, bathrooms and stairs are included. What moves the bill depends mostly on the family: an emptied home avoids the 15% for a furnished one, and the rubble must be removed before we come.

The works are paid for out of the household budget

In this neighbourhood, the final clean is almost never ordered by a main contractor. It is decided at the end of the road by an owner-occupier family, after an extension, an added storey or a rebuilt shower room — that is, at the exact point where the works have already cost more than planned.

An honest contractor draws a simple conclusion from that: the price must be readable before signing, not discovered on the invoice.

Ours starts from four things you already know — the type of property, the interior floor area, the type of floor, the terraces to add — then three extras that depend on the condition: +20% if many marks of paint, adhesive or cement remain, +40% if they cover almost every surface, +15% if the house is furnished.

No extra is committed without your agreement. For a block handed over unit by unit, the context is set out on preparing a housing scheme for handover.

What needs a professional, and what the family sorts out before we come

Two tasks cannot be done without professional equipment:

  • Laitance on the marble of the staircase or the living room. This is the item that carries the risk. The whitish bloom sinks into the porosity of the stone, and the household reflex — vinegar, household acid, black soap as a finish — dulls the marble irreversibly or leaves a greasy floor covered in smears. It takes a low-speed single-disc machine, the right pad and a signed-off test patch. That marble is declared separately: only the square metres that are not standard tiles move up to 30 MAD/m² incl. VAT, the rest stays at 20 MAD.
  • Glazing after the works. Protective films baked on by the sun, filler and paint splashes, factory labels: these come off with a fresh blade held at a constant angle. A worn blade scratches the pane, and a scratch on new glazing cannot be repaired. Reachable windows are included in the price per square metre, with no per-window line; the work itself is described on glass after building work.

What the family sorts out before we come, and what shows on the bill:

  • the rubble and items to be thrown away, removed by the tradesman or a haulier. We do not clear out; without removal, there is no date.
  • the furniture: an emptied house is cleaned at the base price, a furnished one takes +15% for the protection and the work around the furniture.
  • the terrace, counted only if you add it. A tiled roof terrace is easy to wash as a family; handed to us, it costs 10 MAD/m² incl. VAT, provided it is flat, protected and reached by a staircase.
  • the tradesmen's splashes: a painter who protected the floors saves you the 20% charged when many marks remain.
  • the date, set once the last tradesman has left, with water and electricity running.

What we never put on the invoice

The list is a commitment, and it is short because it is kept. The price per square metre includes, with no extra line:

  • floors and skirting, room by room
  • reachable windows and patio doors, with no per-unit price
  • bathrooms and toilets
  • stairs, steps and landings included
  • small marks left by the works: a few spots of paint, adhesive or cement stay at the base price
  • a check of the finish before we leave

The quotation is free of commitment, drawn up from your WhatsApp photos or after a visit. Any point on the signed checklist found not to comply is put right within 48 hours.

Against that, here is what is never included, with us as anywhere else: clearing out and rubble removal, sanding, repairs, another visit after new works, and glazing out of reach — we have neither a cherry picker nor ropes. Terraces are only counted if you add them.

Three possible quotations for the same house

Take a villa of 210 m² inside after a storey has been added: standard tiles in the living areas, 25 m² of marble on the stairs and landing, sixteen windows and patio doors, four bathrooms and toilets, and a 40 m² tiled roof terrace.

Tight quotation. House emptied, rubble gone, few marks, terrace left to the family. Floors: 185 × 20 + 25 × 30 = 4,450 MAD, brought up to 7,500 MAD by the villa or riad minimum. Total: 7,500 MAD incl. VAT, 3.5 to 4 days for a team of 3.

Middle quotation. The same, with the roof terrace: 40 × 10 = 400 MAD. Total: 7,900 MAD incl. VAT, same duration.

Full quotation. The house stays furnished and the tradesmen have left many marks. On the 7,900 MAD base: +20%, that is 1,580 MAD, and +15%, that is 1,185 MAD. Total: 10,665 MAD incl. VAT, 5 to 5.5 days.

Two lessons. The 7,500 MAD minimum covers up to 375 m² of standard tiles: having only the new 90 m² storey cleaned costs the same as the whole house.

And the 2,765 MAD gap between the middle and the full quotation depends on decisions taken before we arrive. For an apartment in a residence, the minimum is 3,000 MAD: 100 m² of standard tiles, worth 2,000 MAD of floor, are billed 3,000 MAD incl. VAT.

The price is confirmed after photos or a visit. The protocol for a single family house handed over after works is on a multi-storey house after building work, and the local context — gated compounds, managing agents, an occupied house, the school run — on our other services in Targa. Frequently asked questions

Can we give you the floors and the windows, and do the rest ourselves?

The floors and reachable windows are precisely the core of the price per square metre: they do not come apart, and the bathrooms and stairs come with them.

What the family can do to pay less: have the rubble removed, which is required anyway, empty the house to avoid the 15% for furnished, and keep the terrace for itself. The minimum applies in every case: 7,500 MAD incl. VAT for a villa, 3,000 MAD for an apartment.

Which item of a builders clean is genuinely worth a professional?

Two of them. Laitance on staircase or living-room marble, because a household acid dulls the stone irreversibly and it takes a low-speed single-disc machine with the right pad. Glazing after the works, because a worn blade scratches new glass with no repair possible. Rubble removal, for its part, has to be arranged before we come: we do not clear out.

What does it cost to clean up an added storey on a house in Targa?

For a villa the minimum is 7,500 MAD incl. VAT: a 90 m² storey in standard tiles comes to 1,800 MAD and is billed 7,500 MAD.

That minimum covers up to 375 m² of standard tiles or 250 m² of another floor, so the rest of the house may as well be included. A tiled roof terrace is added at 10 MAD/m², then +20% with many marks and +15% if the house is furnished.

Can a builders clean quotation be reduced by taking items out?

Not by taking tasks out: the price is worked out per square metre of floor, with reachable windows, bathrooms and stairs included. It comes down through the family's choices — an emptied house, no terrace added, tradesmen who protected the floors. What we refuse is to bring the price down by dropping a technical step, for instance washing marble without having lifted the laitance.
