Post-construction cleaning in Palmeraie, Marrakech
On a Palmeraie property, the question is not what the square metre costs. It is whether there will be water at sufficient flow, whether there will be power, and which way the site waste will have left when the track rules out a lorry.
In short
In the Palmeraie, EPUREVA never confirms post-construction cleaning without photographs or a visit: water, electricity and access are variables here, not givens, and without water or power on the planned day we do not work. Floors are counted at 20 MAD incl. VAT per m² of standard tiles and 30 MAD/m² for tadelakt, bejmat or any other floor, with a 7,500 MAD villa minimum; terraces are added at 10 MAD/m² on standard tiles, 30 MAD/m² otherwise.
No guaranteed water, no guaranteed power
Part of the properties in this sector run on a well, a borehole or a tank, and some have nothing but a generator at the end of the works. These are two conditions of our work, not two details: water and electricity must be available on the day of the job, or we cannot work.
Water. Rinsing floors uses a volume that a low-yield borehole does not always supply at the pace of a working team. So we look at the draw-off point and the tank on your photographs, and we organise the rinsing accordingly.
Power. A low-speed single-disc machine and a wet-and-dry vacuum do not run off an improvised site extension lead. The available amperage is verified beforehand, because an undersized generator simply means the day is lost.
If either one is missing on the day, the date is moved rather than the job botched. We bring the equipment and the products; water, power and access to the surfaces are on your side. The principle of checking beforehand, which holds everywhere, is set out on what a restoration after building work covers.
What the vehicle carries, and what it does not
Nine kilometres from the depot, plus a variable run on the track, one forgotten accessory costs a round trip. Loading is therefore done against the property's own sheet, not out of habit.
What always leaves for a property in this sector:
- low-speed single-disc machine with the full set of pads and brushes, because the floor announced is not always the floor found
- wet-and-dry vacuum with fine filtration, and its spare consumables
- scrapers with fresh blades for glass and wall tiles — a worn blade scratches new glazing, and that scratch cannot be repaired
- correctly sized extension leads, whenever the photographs of the consumer unit call for them
What does not leave: no cherry picker, no ropes, no scaffolding. Reachable windows and patio doors are included in the per-m² price, small marks from the works included; glazing that cannot be reached safely stays outside the job. The detail of glazing soiled by the works is on reinstating glazing at the end of the works.
The track, the gate, and rubble gone before we arrive
On an enclosed property the drive often runs to several dozen metres and the ground is sandy: a loaded trolley bogs down in it, and no haulier drives up to the house. That is exactly why removal has to be planned early — and why it is not planned with us.
We do neither clearing out nor rubble removal. Offcuts, bags and anything to be thrown away must have left the property before our date; otherwise we do not start. In practice:
- With your building contractor, fix the last lorry run before the cleaning date, allowing for carrying loads to the part a vehicle can reach.
- Send us a photograph of the cleared rooms and of the drive: that is what confirms the date.
- On the day, we arrive on a finished site, with clear access up to the house.
Access conditions, addressing by GPS point and the question of the track are detailed on our page devoted to the Palmeraie.
Why this job is not priced over the phone
A price given over the phone for a property in this sector rests on three unknowns: the real terrace area, the exact nature of the floors, and the state the trades leave them in. None of the three can be guessed.
The estimate is calculated from your answers, then confirmed after photographs or a visit. On WhatsApp, attach 3 to 5 photos: overall views, close-ups of the marks, access, particular surfaces — here, the draw-off point and the consumer unit are part of that.
Example on a villa with 400 m² indoors, 150 m² of it tadelakt and bejmat, with 200 m² of terraces whose surface is still to be identified:
- floors: 250 m² × 20 MAD + 150 m² × 30 MAD = 9,500 MAD, above the 7,500 MAD villa minimum;
- terraces: 200 m² × 30 MAD = 6,000 MAD, a cautious base until the surface is identified;
- indicative total: 15,500 MAD incl. VAT, before any surcharge for marks (+20% or +40%) or for a furnished property (+15%).
The protocol for porous floors is described on the treatment of porous materials. To start the estimate, send the photographs and the GPS point of the property.

Frequently asked questions
What happens if the generator cannot power the equipment?
The date is moved. Electricity must be available on the day of the job, just like water: if the generator will not run a low-speed single-disc machine and a wet-and-dry vacuum, we do not start. That is why the amperage and the consumer unit are checked on photographs before confirming. EPUREVA never plugs into an unidentified site installation.
Does the rubble leave on the day of the job?
It must have left before. We do neither clearing out nor rubble removal: offcuts, bags and anything to be thrown away leave the property with your building contractor, carrying to the part a vehicle can reach included, before our date. If that is not the case on the planned day, the job is postponed.
Why do you ask for photographs before giving a price?
Because the price shown is an indicative estimate, calculated from your answers, and three things cannot be guessed from a distance: the real terrace area, the exact nature of the floors and the state the trades left them in. Three to five photos are enough: overall views, close-ups of the marks, access, particular surfaces. Failing that, a visit is arranged, and no surcharge is committed without your agreement.
Can a Palmeraie property be delivered in a single team day?
Rarely. The indicative duration depends on the area, the number of windows, bathrooms and upper floors, the terraces and the marks. For a 400 m² villa with 200 m² of terraces, 30 windows and patio doors, 5 bathrooms and toilets and one upper floor, it is 7.5 to 8 days for a team of 3. Thick residue on almost every surface lengthens it considerably.
