Post-construction cleaning in Sidi Ghanem, Marrakech

In a new showroom, the floor is both the final finish and the most fragile surface on site. A polished concrete slab treated too early, or with the wrong product, cannot be rescued: it has to be laid again.

In short

In Sidi Ghanem, EPUREVA carries out post-construction cleaning for new showrooms and light-industrial units, in dirhams including VAT: 30 MAD/m² for polished concrete or any floor other than standard tiles, 20 MAD/m² for standard tiles, with a 3,000 MAD minimum per unit, shop or office. Polished concrete is treated without acid, once its curing time has passed and every tradesman has left. Rubble removed, water and electricity available: those are the conditions for a date. Polished concrete stained by an acidic product cannot be put right by cleaning.

In a showroom, the floor is the finish, not a work surface

In a home, the tiling takes the beating and gets cleaned at the end. In a workshop converted into a showroom, the polished concrete is poured, floated and burnished late in the programme, and the remaining trades then carry on working on top of it. By handover day it is therefore carrying three different things:

  • a laitance bloom left by the finishing pass itself, even and grey
  • isolated splashes — paint, filler, fixing adhesive, silicone
  • adhesive residue from protective tape, often baked hard by the light coming through the glazed sheds

Each of these calls for a different action, and none of them is dealt with at the same moment. The bloom is a matter of gentle mechanical work, the splash of localised scraping, the adhesive of a compatible solvent tested beforehand. The general logic of a unit handed over before opening is set out on handing over commercial premises.

No acid on polished concrete, not even diluted

This is the central technical point in this district, and the one on which floors are most often ruined by a contractor in a hurry. Polished concrete is a cement-based substrate sealed by a finish; an acidic detergent, however dilute, opens that finish, leaves a matt halo and brings the colour of the binder to the surface. The result is irreversible.

Our protocol:

  1. Identify the substrate — polished concrete, quartz-hardened concrete, industrial slab and power-floated screed are not treated in the same way, and they are easily confused by eye.
  2. A pH-controlled neutral detergent, never an acidic product, and never a strongly alkaline one on a waxed finish.
  3. Measured mechanical action with a low-speed single-disc machine, using a soft pad chosen for the hardness of the substrate.
  4. Full rinsing and controlled drying before anyone walks on it again.

What we do not do: apply a wax or a film-forming product to make a floor "shine" when it never did — not every floor can be crystallised, and a film hides the defect for a week before marking with every footstep. We do not sand and we do not repair: polished concrete that is already marked is a matter for the flooring contractor.

Curing time, and refusing to come in too early

Polished concrete does not reach its surface strength on the day it is laid. Until curing is complete, a single-disc machine marks it, a pad leaves a halo and water soaks in instead of running off.

So before fixing a date we ask the flooring contractor for:

  • the pour date and the finishing date
  • the exact finishing product used and the curing time it specifies
  • the date from which the floor will accept being washed

If the showroom opening is set before that date, we say so, and we do not come any earlier. A floor that has not finished curing is, for us, a site that is not finished: we come in once every tradesman has finished, and we do not come back after new works.

Better to push the opening back a few days than to inherit a floor that has to be laid again.

The other date to plan is the display units. An empty showroom is cleaned at the base price; a showroom already fitted out takes +15% for the protection and the work around the furniture. Refusing to come in too early, and advising you to book us before the fit-out, are both part of the service.

Test patch, costing the unit, and roof glazing out of reach

The test patch. On any floor whose origin, age or finish is uncertain, an inconspicuous square is treated first, dried, then inspected with the client. Nothing is generalised until it is signed off. That is a constraint of method, not an option.

The costing. The price follows the interior floor area, levels added together, and the type of floor. Polished concrete, stone paving, marble and any floor other than standard tiles: 30 MAD/m² incl. VAT.

Standard tiles in the toilets or the stockroom: 20 MAD/m² incl. VAT. A unit, shop or office pays a minimum of 3,000 MAD: a small tiled unit of 60 m², worth 1,200 MAD of floor, is therefore billed 3,000 MAD incl. VAT.

Example on a single-level showroom: 180 m² of polished concrete, 40 m² of standard tiles, six patio doors, two toilets, and many marks left by the fitters. 180 × 30 + 40 × 20 = 6,200 MAD, then +20% = 1,240 MAD: 7,440 MAD incl. VAT, or 5 to 5.5 days for a team of 3.

If the display units are already in, +15% on the same base, that is 930 MAD: 8,370 MAD incl. VAT and 5.5 to 6 days. Included: floors and skirting, reachable glazing, toilets, stairs, small marks left by the works and a check of the finish. The price is confirmed after photos or a visit.

Roof glazing and sheds. The overhead glazing of a former workshop is not part of this service: we clean the glazing we can reach, not glazing that would have to be accessed at height.

We have neither a cherry picker nor ropes, and we do nothing above 5 metres. Roof glazing out of reach stays out of the quotation, and that is said before the date. The limits are set out on where our working height stops.

The rubble. Lorry access and the turning areas in this district make removal easy to organise — by the fit-out contractor or a haulier, before we arrive: we do not clear out.

Nor do we offer maintenance contracts or cleaning of workshops in production. Timing constraints and dust drifting from the neighbouring workshop are covered on our page for the Sidi Ghanem estate. Describe the unit and the type of floor to get an estimate.

Frequently asked questions

How long after a polished concrete floor is finished can you work on it?

It depends on the finishing product used, and it is the flooring contractor who gives the curing time. Before fixing the visit we ask for the pour date, the finishing date and the date from which the floor will accept being washed. Until curing is complete, the site is not finished in our eyes: EPUREVA does not come in earlier, and does not come back after new works.

Does the cement bloom on new polished concrete come off without an acidic product?

Yes, through measured mechanical action with a low-speed single-disc machine, a soft pad and a pH-controlled neutral detergent, followed by full rinsing. An acidic product, however dilute, opens the finish, leaves a matt halo and brings the colour of the binder to the surface. That defect is irreversible: the floor is re-ground or laid again, and that is no longer cleaning.

What does a builders clean cost for a showroom in Sidi Ghanem?

Polished concrete is billed at 30 MAD/m² incl. VAT, standard tiles at 20 MAD/m² incl. VAT, with a 3,000 MAD minimum per unit.

For 180 m² of polished concrete and 40 m² of tiles with many marks left by the works, the sum is 6,200 MAD plus 20%, so 7,440 MAD incl. VAT and 5 to 5.5 days for a team of 3. With the display units already in place, +15%: 8,370 MAD incl. VAT.

How do you remove protective tape residue from a showroom floor?

With a solvent compatible with the finish, tested beforehand on an inconspicuous test patch, then gentle mechanical removal and rinsing. Adhesive residue baked hard by the light through glazed sheds needs a longer dwell time, never a more aggressive product. This step comes after lifting the laitance bloom, and it is included in the price per square metre.

Up to what height do you clean roof glazing when a unit is brought into service?

We clean the reachable glazing of the unit, and nothing above 5 metres. We have neither a cherry picker nor ropes, and we neither hire nor subcontract that kind of access. Roof glazing or a shed out of reach is excluded from the quotation, and that is said from the photos, before the date, rather than discovered on opening day.
